Years at this apartment: 2005 - 2007
-Lived there for 2 years in a 1 bedroom
Pros
-Maintenance staff was very responsive and courteous
-Rents (at least, rented) at a discount compared to comparable buildings in the neighborhood (by about 5 - 10%)
-Gym is pretty run-down (and no cable tv!!!), but decent considering it's free and has a half basketball court
-Rooftop had a great view south, west, and north
Cons
-Very noisy on the south side of the building, constant, and i mean constant, Lincoln tunnel traffic and trucks engine-braking to make the turn at 10th ave and 41st street
-Only 4 elevators for 40 floors, and at least one was constantly tied up by the staff, so you end up waiting for the elevator a LOT
-Not the safest building, 2 burglaries that i was aware of while i lived there, one on my floor. I would not let any of the women in my life live there.
-Like most "luxury" buildings, they are churn and burn with leases. No loyalty/favors for multiple-year residents. They want you out so they can raise the rent for the next tenant. They do "preferential rent" riders so they can raise your rent as much as they want each year, no restrictions.
-I moved out over 5 months ago and have still not received my security deposit. It has been "in the mail" for a month and a half.
-I was friends with the doormen, but they were just not that friendly in general, and tended to lose very important things that came in the mail (e.g. jewelry, my passport)
-Average age of tenant is well below 30, so lots of drunken revelers any day of the week, which i actually don't have a problem with, until they boot in the elevator
