The positives

- Great views (particularly for 4th of July fireworks)
- Relative quiet (inside the apartment) if you live facing the river
- good garage facilities
- great for folks working nearby (NYU medical)
- nice plaza (after recently done renovations)

The negatives

- ceaseless construction for the past 3-4 years in the lobby, hallways, plaza, parking garage, elevators. Most of the renovation is now done but management never gave any concessions to the market rent paying customers - there are rent controlled types as well who are steadily being kicked out.

- restaurant on premise is grossly overpriced (average entree $15-20)but looks like a hospital cafeteria

- "access card" results in doorman standing and watching while residents fumble for their card. Management has succeeded in recreating a college dorm setting.

- Limited public transportation (one bus line - M-16). Subway is four avenue blocks away.

- No dogs allowed - positively hostile to canines - don't even try to walk your dog nearby.

like every single available inch in this city, it's slowing moving toward catering only for the rich. Utility charge that's added on the rent is a bit skechy!! I've been here for 8 yrs and somehow every December rent (right around Christmas shopping season) has some "leftover" utility charges they "mistakenly" missed for a few month result in a 300 utility charge. And yes, I am one of them rent control types who are steadily being kicked out. Most of my nice older neighbors are replaced by young professional.
