This complex was built as an affordable housing in seventies. Floor plans are very poor. Most apartments share the same window with another apartment. In that case the wall between apartments is very thin and people hear virtually everything their neighbors are doing.
The complex is standing on the platform on the water of the East River and gradually sinking and needs constant repair. The Veteran Hospital is nearby with all-day, all-night emergency car sirens. On top of that hospital is expanding a huge construction site that starts to strike every day at 7 A.M. including Saturdays. Do not rent apartments facing FDR, your life will be a hell. Apartments facing the river could be better if the bedroom does not share one window with the neighbor apartment.
Tenants have to register their guests and request all large items delivery with management and are not allowed to deliver or move furniture on weekends and evenings after 4 P.M.

hmmm .... i live in Waterside Plaza, building 20 and dont recognize this review. I love Waterside. I dont hear any noise from adjacent apartments, no sirens from the VA hospital, and construction noise, ummmm it's NYC. My floorplan is great (2BR), nice size rooms, doormen are friendly, and the plaza is terrific, free wireless, sit by the water and read paper/sip coffee. Big laundry rooms. Underground parking garage extremely convenient AND cheap. I'd recommend it in a heartbeat.

Yes, I love Waterside too. I've lived here since it was built and our 24 year old daughter was raised here. OK-- Its a little off the beaten track, but it is very safe and quiet, the plaza is quite beautiful with lovely plantings and you can walk to midtown in 15 minutes! The 34th Street bus leaves from our doorstep and connects to all subway lines as well as LIRR!
AS far as noise, it's typical NYC sounds..unless you open the windows over the highway and then it does get louder. I love my city/river view and eating/sipping wine outside on the promenade with a kller sunset view
on the East River...parking is convenient and maintenence responds in a heartbeat. Really it is a great deal!

I've lived at Waterside partically my entire life (I'm 30). For the most part it is great, however, managment has become a little out of hand requiring that we register guests and they can be a overly invasive however on the bright side of things, the complex is a gem in the city. Beautiful location, mostly friendly tenants, and did I mention beautiful!
