Don't be fooled by the advertisements...Lakeshore Villas is a ghetto!!

I was interested in this place because the application process was stringent (employment verification, credit check, background check etc) and was designed to attract and allow only responsible tenants. Only after moving in did I discover that the application process was not being followed, and the property manager was accepting any and all tenants (including those receiving welfare and section 8 assistance). The property manager was fired shortly after I moved in, but the damage was already done. The second month I was there, a young, unwed mother with four pre-school & Kindergarten aged children moved into the apartment across the wall from me. I spent the next 9 MONTHS in a living hell!! These children treated their new home as if it were the local playground...constant screaming that often started at 6:30am, constant fighting, banging, slamming etc. The mother did nothing to control these poor kids. On one occasion when I went over to complain (yet again), only one of the four children was clothed (sort of...wearing only a pair of underwear) and chasing one of his siblings through the living room with a curtain rod as I stood at their front door (opened by a naked 4yr old...mother nowhere in site). This type of thing went on EVERY DAY, ALL DAY. I complained so many times I lost count. Management did NOTHING (why would they...they were getting guaranteed rental payments directly from the state). Keep in mind that this experience was unique to me, but if management ignored my complaints, rest assured they will ignore yours too.

Other negatives:
While the heat was included in the $1156.00 monthly rental payment, the electronic heat control in the apartment was set to go no higher than 72 degrees. Of course, it never got above 67-68 degrees due to drafts coming in through the window seams.

Snow removal commences first thing on the day after a storm, and is announced by a sadistic maintenance guy driving slowly through the complex with his hand pressed firmly and steadfastly on his car horn. Not a series of polite "please move your vehicle" honks, but a contant, unwavering "get your a$$es out here and move your GD cars...NOW" blast. The rudeness of it can only be deliberate.

As a result of their "cats OK" policy, coupled with the large number of irresponsible, low calibre tenants, there are dozens of stray cats roaming the property. To escape the cold during winter months, they take refuge in the laundry rooms. The stench of feces and urine is overpowering. Management does nothing to remedy the problem. The cats also have no qualms about piling onto the warm hood of a recently driven car, often jockeying for space and scratching the heck out of the paint. I've seen it.

The pool policy states that tenants can invite one guest to enjoy the pool with them. On the weekends, when management is not around, the "bad" tenants invite their whole families, extended families, and all their friends over to use the pool. Cars are lined up half-way down the quarter-mile entrance road.

Domestic violence assaults and vandalism are commonplace. This place keeps the cops very busy. My downstairs neighbor had her car "keyed" on two occasions.

Due it its proximity to the lake, the place is practically over-run with insects during the summer. As a result, the spider population thrives there. If you leave your outside light on for more than 15 minutes, thousands of insects are attracted to it. By morning, two dozen new spider webs are evident in the eves and spaces between the deck slats. These spiders eat well and are above average size.

The units were constructed using 95% wood (no steel or brick). As a result of its proximity to the lake, excessive exposure to moisture has caused practically every floorboard to creak. Annoying if your in a 2nd floor unit...very disturbing if your in a ground floor unit. Also, music (especially the bass lines) from one unit will transfer easily to the other three units ...and it doesn't even have to be that loud.

That's about it...except to say that, after 10 months, I couldn't take it anymore and left two months before the lease was up. I reiterated to mamagement (for the umpteenth time) my reasons for needing to get out of there in a two page letter of disgust and unhappiness. For my trouble, Lakeshore Villas (and parent firm Home Properties) took me to court and sued for the remaining two months rent. They won.

Don't be fooled by the appearance of this place, or its "luxuries". It is an expensive, craftily disquised ghetto.

i live here too and understand your unhappiness, we live on a bottom floor unit and have to deal with the neighbors upstairs being unreasonably noisey. My neighbor across the way got a german shepard which bit the crap out of my italian greyhound. I too plan on leaving here early due to many issues with maintenince and the landlord, (due to a mouse problem) In the lease it states that you do have a right to peaceful living, which it sounds like with that woman that it was not. Parking is horrible to begin with, no one parks in assigned places and they park right in front of our windows and wake us up at night, the kids are always in the way when you are trying to drive through the complex your right IT IS THE GHETTO, I thought poughkeepsie was bad
