Very nice place, minus a few things

I lived in Brook Hill for about 2 years, and enjoyed my time there. I was actually given a misquote on rent when I first moved in, but the staff was willing to honor it (so my rent was $30 less than what it should have been.) Rent was raised about 4% every year. Water was included when I first moved in, but then was no longer included. I'd probably stay here again if I had a top floor apartment. Here are the pros and cons that I've experienced:

Pros:
-Friendly staff. They actually knew me by name. Not sure if that applies to everyone though...
-Well-maintained grounds. Very clean and pretty during the fall/spring/summer. Plowing service does a fairly good job keeping the lots clear in the winter. (You still have to shovel around your own car though but only enough to get it out onto the cleared parking lot.)
-Quick maintenance staff. I called emergency staff once, and they came within an hour. When I contacted non-emergency staff, my problems were usually fixed with a day. I've had water leaking from my ceiling once (water pipe leak from the apartment above me) and had a couple issues with my heat (occasionally turning off in the middle of the night.)

Cons:
-Flooding at the entrance of the complex. One year, there were heavy rains, and caused the creek nearby to flood. This flooded the entrance of the complex and I had to get ferried across to get picked up by a friend in order to get into work for a few days.
-Ceilings are thin. I had a 2nd floor apartment, and I could hear my neighbors above me when they walked around, and when they were rocking in their rocking chair. I could also hear them when they were... creaking beds... (if you know what I mean...)
-Parking was tight. I had an end unit and if I came home late at night, there would be no parking immediately near me. But I could always find a spot in another lot, but I'd have to walk an extra hundred feet or so. No assigned parking here either.
-Ice buildup on the roofs. The style for the outside of the apartments should never be used for the northeast. Ice builds up like crazy along the roofs and can fall down in sheets. I've had my balcony torn off, as well as had a broken window due to these sheets of ice. You have to be careful when entering or leaving to make sure you don't hear any ice moving around before you leave the safety of the overhang.
