It is definitely overpriced for what it offers. Lot of UoR, RIT and MCC students stay there and can get bit noisy sometimes. If you are coming to Rochester, first look around before signing a year lease with them. There are lot of places where you can get short term leases for a small premium. Once signed don't expect to find sublet in a jiffy....takes real good time.....with Xerox, Kodak and Baush and Lomb all in dumps economically Rochester isn't, what it used to be earlier.
My final impression .....so so apartments which are overpriced.

I live in rustic village right now. they offer 3,6,12, and 16 month leases without question. also i have about 12 friends here who are currently away on internships and subletted their apartments with no problems.

You can remove yourself from a lease pretty easily too. Just pay $50, fill out some paperwork and you are set. I had to do it because I was leaving town.
