Bear with this review. It's quite long, but I feel it's my responsibility to give a full and accurate review. The other lousy reviews are dead on, too. Any good review was obviously posted by a representative. Ask any real resident for the truth.

I've lived here for 3 years now, having renewed the lease each year because of lack of better location. They've got a pretty good spot near RIT that is hard to beat. However, recent events on top of accumulations are going to drive me away. Far away.

For starters, the rent gets hiked every year unless you threaten to move. The management is nearly incompetent, as is maintenance. They seem to operate independently of eachother. A work order could take months if not years to complete. One guy barely speaks english. We've seen more managers than a dog has seen fleas.

When we first moved in, the doorknob came off in our hands. We've seen a broken disposal, a busted fridge, new front door, new carpet, 3 floods, and the construction is abyssmal. Mold grows on the walls and windows. The insulation is the worst, and the heat bills in the winter are ridiculous. These bulidings should be torn down because of lack of efficiency and risk of collapse. The central ac always seems on the fritz, so we don't even bother to use it anymore. The back yard is always flooded and there are dog droppings anywhere else. I didn't see any trimmed shrubs until this summer. And they did a really, REALLY bad job.

The pool is not always open in the summer, and is always dirty from the low-class kids and people that occupy it. This year the pool closed early because the pumps stopped working. The water turned green. I've seen more cops here than on tv, and parking is often a problem. They make you pay for the doorstep lighting out of your own pocket. Kids are usually on the loose, but where else will they go' We've also seen fires and broken water mains. The lawns are gutted every winter by the reckless plowers. The walkways are NEVER shovelled by 7am like they say they will be, and most of the time not at all. They don't care about your steps. They're your problem. The recycle bins and main garbage dumpsters are always overflowing, and there is always broken glass everywhere around them.

It's safe to say that this place is the absolute pits. Stay away from this place if you can help it. The management will say anything to get you to sign the papers and keep the checks coming in. They're desperate and it shows. This place is falling apart left and right. Managemnt can barely keep up with the problems because they never fix them. They only sweep the dirt under the rug. The good deeds hardly make up for the things that go on behind the scenes. Don't be fooled by the nice looking exteriors near the office.

The last word: You deserve better. Don't give this one a second thought.
