Terrible Place to Live!!!!!

You do not want to live in this community! I have lived here for 2.5 years and it is truly awful. I'm only living here for pure convenience at this point. The management consistently harasses the residents for a variety of things. I have had many run ins with them over the condition of my townhouse. They have illegal practices. I have also been advised that much of the lease is not even enforecable. First and foremost, they charge TH tenants for water when there are no individual water meters installed in the units. There is one meter per building that is then divided between 6 units. There is no proof of what you have actually consumed. This against NYS law! They have been turned in to the NYS Attorney General and Housing Council many times for this, but somehow they keep on doing this despite being reprimanded for it! Those tenants who refuse to pay the water bill, because they know the law are then threatened to be evicted or do not have their lease renewed. Unbelievable!!!! The management is rude and does not care about their tenants. They will do everything to sweet talk you into signing your lease, but then will find every reason to make you miserable thereafter. They advertise this to be a family community. This is far from it! It's a haven for college kids that throw parties and invite their entire frat over for them. Parking is a joke! You can't get anywhere near your own front door, because everyone that doesn't live here is in your space. Backyards are frequently flooded and have standing water in them. Maintenance and lawn care is very poor. There is no nice landscaping to speak of. The playground and ball field are absolutley hideous! My children aren't even allowed to go anywhere near them! The pool is closed a lot of the time for no known reason, even on the hottest days. Service is not taken care of in a timely fashion. If they ever do show up, it's done with very poor workmanship. Utilities are not included in TH rent. They run around $200 a month, which is ridiculous. There is problem with tenants receiving their security deposits back when they move out. No matter what you do to clean your unit, they will always find a reason not to give it back. Overall, I would not recommend this place to anyone. On the surface it seems like a decent place to live, but it should be avoided!

Dear Resident:

Thank you for sharing your opinion of our community. We take our service commitments very seriously and are always looking to improve upon customer service.

Residents are informed when they sign the lease agreement and at renewal that they are responsible for the utilities in the townhouses including water. The Attorney General's Office has reviewed our policy and concluded that our business practices were legal.

We do have RIT students residing at the community; however we find that they are very respectful. We welcome diversity in our communities and believe the students’ presence has a positive impact.

Our parking policy allots two parking spaces per apartment. Beyond the two parking spaces visitors must utilize visitor parking.

The ball field and playground referred to are the Town of Henrietta's property and are well maintained by the Town. We employ a professional landscaping company to care for our own property and it is very well maintained too.

Over the past two years, we've completely renovated the pool and locker rooms. At times, renovations required that the pool be closed to due to hazardous conditions.

We would like to invite prospective residents to visit our community. We care very strongly about our residents’ satisfaction and appreciate those that take time to post their opinions on this website as it provides us with opportunities to improve our services.

I completely agree with the person writing this review. I cannot comment on the water being illegal, but the maintenece service is rediculuous. If you are a tenant here and reading this- You have rights!!!! Search online for the tenants rights guide and then next time Westbrooks incompeteant service staff and management doesn't fix something in a timely manner read up on your right to withhold rent. I have been here for only 5 months and have already had problems. I will not be renewing my lease here. The managemnet and staff should be ashamed of themselves.

The management are bold face liars!!! They will lie to your face and tell you that the water issue is settled with the Attorney General's office and in fact if you call the AG's office they will tell they don't settle!!! Stop the lies!!!
