Security Deposit Rip off

Originally I felt ok about this apartment. It was a little pricey for the size of the apartment (their ground level 1 bedroom apartments are very small compared to most places). That was ok with me for the most part. No storage lockers available though (they have a few per building but theyre mostly filled with other peoples stuff; there is NOT one per apartment).

Cabinets were old and worn; definitely need to be replaced.

Then it came time to move (they were increasing the rent by $30 more for an already small apartment). They charged a carpet fee (standard procedure), but not just charged for the apartment; they charged one for each of the two people living there. $150 ($75x2) is VERY unreasonable for carpet cleaning service.

Then they charged us a $35 fee for the bathtub being stained, even though it was like that when we moved in. In fact when we moved in, we spent money on products (including bleach) to try to clean the tub but it soon became clear that it was a permanent stain. I wouldnt doubt that they charge this fee to every single resident that rents this specific apartment. Complete rip off.

The sad thing is I probably would have given an extremely positive review if they didnt rip us off on the security deposit. It's a shame.

(oh and they also assured us they would take care of cancelling electricity for the apartment once we left, but wouldnt you know it.. 1 month later we get a bill from RG&E for a full month of electricity. Westbrooke Commons response' "It's not up to us to cancel it". THEN DONT SAY YOU WILL TAKE CARE OF IT).

unless you want to get ripped off, you're better of living somewhere else.

Thank you for taking the time to express your opinion regarding the property. We greatly appreciate your feedback as it allows us to improve upon our customer service. We would encourage prospective renters to shop the market as we are very confident that our one bedroom apartments are a great value for the size, condition and location. Residents that have concerns regarding their security deposit refund are encouraged to contact the Community Manager to discuss the matter. Our staff does not promise the availability of a storage locker, nor do we charge for them because as mentioned, there is not one storage locker per apartment and they are available on a first-come, first-serve basis. We do have updated apartments with new cabinets available for those residents that are interested. The pricing structure for upgraded apartments varies though, so prospective renters that are price sensitive may not be interested. We are very clear at the time of lease signing that establishing and discontinuing utility services is the resident’s responsibility and are sorry for any misunderstanding in that regard. In this instance, additional fees were deducted for stains to the carpet that were considered beyond normal wear and tear. Likewise, the move-in inspection sheet indicated that the tub was in good repair at the time of move-in. We would encourage you to contact the Leasing Office at 585-334-9280 to discuss your security deposit; we will happily review the deductions with you.

The tub was in "good repair" both when we moved in and when we left. We didn't include "tub stain" on the move in inspection sheet because it was obvious that the stain was permanent and had been there for probably numerous residents before us. The tub was same when we left as it was when we moved in (if anything it was a little MORE clean when we left). Leasing Office was no help. Also, I do understand now that discontinuing utility services is in the lease agreement, but the Westbrooke office shouldn't assure their residents that they will take care of it, if they wont. If it weren't for the unreasonable security deposit deductions I would have gladly left a more positive review.
