Management raised rents prior to tearing up nearly all of the exterior of our buildings environment in this past year to put in new septic and drainage. We have received no compensation for this incoonvenience. Quite literally we live in a construction site for 5 months. This place is situated on the bay and in a bad storm the seawall is definately seriously compromised as the ocean surges toward the property. It needs repair and the Army Corps, DEC etc. has been sluggish with permits so it remains problematic without repair. I can tell you this IS a major problem for parking in the lot that is vulnerable to seawater and also for travel in and out of this complex since Candee Ave gets flooded as a matter of rule.If you park in this lot and a storm catches you by surprise you will not get your car out! Don't be fooled. If you think you get a good rent to start with the pattern here is to get people in and out just like a restaurant trying to make their day. You cannot get comfortable here since the raise in rents typically gets prohibitive so people are forced out.Rents seem set according to whim! I have seen many tenants having to downsize here as a result of what seems to me a crazy rent structure. They also rent out furnished rooms on a daily basis like a hotel. This creates a transient feeling to the place. Uncomfortable at best for anyone wanting a real "home". On the surface you can get mesmerized by the view. Be careful if you choose to live here.

there are million dollar plus homes on all sides of south bay manor. we all experience the same weather. i don't see too many people leaving the beautiful sayville area due to weather issues that should be expected living on the ocean! if you were living on the beach in florida i doubt you would blame apartment management for the next hurricane damage. oh, and you didnt acknowledge our carpets were cleaned for free after the construction, so your NO compensation comment is not true. what did you want? free rent? most complexes dont give a hoot about their tenants or their enviornment. this is not one of them. oh, and i havent seen a transient yet! don't try to bring us all down because this just wasn't the environment for you.

I totally agree with you. Despite the slightly pricier rents than most other complexes in the area, you definitely get what you pay for. The apartments are roomy and tastefully redone, and you can't beat the views. As far as the construction goes, yes, it was frustrating at times, but the end result made it worth the hassle. And yes, management did the right thing by offering free carpet cleaning. Also, when you live in a waterfront community, you WILL get flooded during a surge, as a matter of rule, and not because of the condition of the bulkhead (which, if I'm not mistaken, is owned by the Town of Islip, not South Bay). I agree also that these people have nothing better to do than to complain. If it's so bad, go buy a house on the water and spend $2M. Other than that, get over it.

There are no transients at all living here and no day to day renting of anything , the parking lot actually does not get flooded in the years I have been here the street does hold a puddle just shy of the lot but that is the town not south bay one storm the street flooded but still at that time not the lot .Never yet have i seen any flooding in the actual parking lot . I do not know what this person is talking about and wonder if in fact they lived here at all. Some people aren't ever happy I suspect.I agree with the other poster the homes on this block are 1-2 million even in a bad market I know I could not live on this block if i wasn't renting . Owning a home on this block is not an option for the average person even with an above average paycheck . This was a wonderful find.I plan on saying until my children finish school and my daughter starts kindegarden on weds.I will be here for them next 12-13 yrs:) the biggest problem here is getting on the waiting list and hoping one of the apts open up . I have been on a waiting list to transfer to one of the other apts in this communtiy for 3 yrs and it would appear my neighbor is never leaving and I am never getting that apt lol. One day:) I don't want him out I just want his 3 balconies looking over the water:) his 2 bathrooms and his fireplace .A girl can dream can't she? Oh and all bulkhead has been replaced and even before that there was no flooding here. What is the OP talking about???? Once i saw a puddle on the beach sand it was gone an hr later..So confused..
