Nice place to live, few problems

Elm Estates offers town houses and duplexes.

This review is for a 2 bedroom townhouse with 1.5 baths.

The townhouses offer a 1 car garage and a utility room with hookups for washer and dryer.

They are built on concrete slabs, so there is no basement, but the dividers between adjacent townhouses is foundation wall all the way to the roof line (fire barrier as well).

This offers complete sound insulation.

However ants are a more common problem for slab foundations.

Office staff was very prompt to have an exterminator spray for ants when there was a problem and it has been fine since.

No other insect/rodent problems.

Townhouse is clean but appliances are older.

For move in/out, the driveway has only a thin layer of pavement, so they tell you not to have a moving truck drive on it.

Other than that the office and maintenance staff are typically prompt and effective in solving any of the usual minor problems that occur.

They have gone the extra steps too and had people stain the balcony off of the master bedroom to preserve the wood, and have had a heating/cooling company come about every 2 years to inspect the furnace to ensure it was safe and efficient (dated records kept on furnace).

The units seem to be reasonablly well insulated as well.

Furnace (forced hot air) and water heater are gas and most townhouses have the option of central air.

You are responsible for mowing your own lawn and keeping the driveway clear in the winter.

Middle townhouses generraly have a very small yard, end town houses may have a larger side yard.

Some of this is no longer true. I have lived in the Elm Estates community for over 2 years now, and they have maintained the yard AND cleared your driveway and sidewalk for the entire time. Over the past year or so, they have attempted to repave all driveways to renters here, so that is no longer an issue. They also replace every single appliance(range & range hood, dishwasher, fridge, washer and dryer) for the new resident when a tenant moves out. They replace all of the carpet, flooring, and most if not all of the bathroom fixtures. Most of the neighbors here are really friendly, too. All in all, Elm Estates IS a great place to live.
