Do not be deceived...owner is trying to "spruce" up this decrepit place a little but beware...

If you are a college/graduate student and do not mind having your car vandalized this is the place to live. If you have children and do not mind discarded used condoms on property grounds that your children might accidentally find this is the place for your family. If you do not mind stepping over empty beer cans, other trash combined with the condoms this is the place for you. If you do not mind having maintenance requests ignored then you will love living here. If you do not mind not being able to move your car in the winter due to no snow plowing or ground clearance this is the place for you. If you do not mind having a one bedroom apartment in which you will not be able to access the laundry center in the winter then come live here! The owner is negligent and the property has been cited and fined by the Code Enforcement of Syracuse. If you sign a one year lease in the spring/summer I can't begin to describe what is in store for you in the winter. You will be unable to walk the grounds and simply get to your car due to no snow plowing of driveway areas, steep concrete steps or sidewalks. The maintenance person could care less after you move in about requests for repairs or obnoxious and dangerous debris on property grounds. All he cares about is dodging any requests in which he has to do any work. He has an apartment in the complex but is hardly ever around. Apparently his only function is to "prep" vacated apartments and do as little as possible in the process.

I recently ran into the owner--he is from downstate and rarely appears. I knew his name (from researching the property) and he denied who he was. He tells me he only represents the "company" and tells me to write a letter of complaint. He was wearing the attire of an Hasidic ---....I thought religion should make one more honest and not less so. I knew he was the owner because a person who had worked for him in the past had informed me. He is trying to do a little work on the property because so many apts. are vacant from disgusted residents who have moved out.
But do not be deceived....you can put a convict in a tuxedo but he is still a convict.

The current leasing manager is the second one...the prior mgr. lasted two weeks due to being unable to handle all tenant complaints. Now the current mgr. simply ignores requests left on the office phone. She only sets appointments for individuals to view a "prepped" apartment but beware....once you sign that lease they "have you."

The owner resides in Monroe, NY and does not pay his bills such as Syracuse water bills for the property.....he is extremely negligent and deceitful. Last November tenants received bills from the city of Syracuse stating (mine was $2,224 dollars)
if they were not paid the water would be turned off! The city was simply trying to force the owner to pay up.


Your heating bills in the winter will be very high due to the poor insulation and
heat loss from old patio glass doors. I can't imagine the cost of heating in the two level/two bedroom townhomes. I have a one bedroom/one level and I had a heating bill of 285.

When I moved in there was a great main. person who left about three months later... his reason was "things were going to change" ..was he so right.

The only good thing I can say about this property is that they permit pets but after my
little dog stepped on a discarded condom I think differently.

Please save yourself a lot of aggravation and move on in your apartment search. A current (but very soon to leave) resident!!!

The new property manager was hand selected by the previous manager while qualified applicants were rejected. The new girl is only 21 years old and her previous experience is as a weekend lifegaurd. She still lives at home with her parents, not even mature enough to live on her own yet she thinks she can manage our buildings. This place is sick!

I live at Braircliff and I love it. I have been here for 15 years and this is my home. The review above seems to be a very unhappy individual. I have never had that many problems here. Yes it snows and sometimes there is snow on the ground buts it's Upstate NY. The grounds are always clean the apartments are very nice. The only reason I'm writing this is the person that wrote that review is being unfair to this property (my home) and again I have no clue if that person even lives here because I have not seen or heard any problems that they are talking about. I would rate this property as a pleasant place to live.

In response to the person who has lived at Briarcliff for 15 years I have a recommendation. It is apparent that she enjoys and values her home so I think that to show her appreciation for her home she might want to do the following: Walk the grounds of the property and pick up the discarded beer cans, soda cans, plastic bottles, discarded condoms, and all the other trash on the property. I think this would be a great way to show her appreciation for living at Briarcliff for 15 years. Please do wear gloves when handling the condoms.

We (spouse and myself) have lived here 4 yrs. 2 with the previous owner which maintained this piece of property very well *(thats why we moved here) and now with this owner - who doesn't care what happens, just the rent money coming in is his only concern. It use to be a very pretty, well cared for, managed and maintained property. Now becoming a nightmare. Winter - no snow removal if any its minimal, lawsuits are what this owner likes due to non-payment of bills from contractors or usual obligations that maintenance cannot accomplish.

I've also had bums come to my door late at night asking for food, phone, cigarettes, pot, etc.
