I was so excited to move in here a year ago, but now I am so excited to move out.

We had no problems with the managment or anything. It seemed like a dream apartment-- high ceilings, wood floors, great windows, skylights, parking, location, everything! Our rent was 750 a month, without electricity, which can run higher than 200 a month in the winter (and we wore sweaters and only heated some of the rooms, some of the time). That was more than we wanted to pay, but thought it was worth it for the 24 hour maintance, and beautiful courtyard, etc.

Our rent just went up to 775 a month, and with the management claiming tax and insurance increases that could not be helped, we expect that it will keep going up. This place is just not worth it, and here's why:

1.The maintanance is sluggish and unsatisfactory. When you can actually get them to come in a fix something or look at it, you normally don't see them again for a few weeks, and if they fix anything they do a very superficial job. Examples: our screens, the leak under our sink, the tiles in our shower, the leaks around the skylights.

2.Captain JP's Yaucht that docks RIGHT BEHIND THE BUILDING. The patrons often take parking spots (of which there are a very limited amount to begin with). Sometimes they come back drunk and puke in the parking lot. The boat operates until late in the evening, and almost every day during the Summer, with a few boatloads of people a day. The people are loud and disruptive, as are the buses that carry them. There is a no-idling law in new york state that prevents diesel vehicles from ideling for more than five minutes because of the many cancer causing agents in the fumes. Captain JP has been warned multiple times, and he DEC is on the case, and NOTHING HAS CHANGED. Passenger busses or delivery trucks sometimes sit in the parking lot and below the building for up to an hour ideling away. And yes, the fumes can be smelled clearly. The boat also gives off a lot of fumes. If they could get that boat to move, the apartment would be considerably better.

3.Heat is just too expensive. High ceilings and big windows and electric heating all combine to add from 50-250 dollars a month extra in electricity bills. (It's over 150 for half the year, and under 150 for the rest)

4.Not enough washers and dryers to serve all of the tenants. (4 washers and 4 dryers). Sometimes one of the washers or dryers will be out of service and the situation gets more frustrating.

5.Lack of adequate storage facilities for all tenants. There are storage lockers in the basement, but not very many, and who gets to use them'

Conclusion: If you have money to burn and are willing to be very pushy with Captain JP and the maintance staff, then this place could make you very happy. If not, I strongly advise you to wait it out for an apartment that won't be so frustrating.
