My husband and I have lived in this community for two years. We would have moved at the end of our first year's lease, for the exception that we could not afford to. Our lease is up this coming September, and this year there is nothing that will keep us from moving. The buildings are not well-kept. They look okay from the outside, but the insides smell like mildew and there are bugs everywhere. The walls and ceilings are very thin, and if you have a downstairs apartment (like we do), you can guarantee that you will be able to hear your upstairs neighbor move throughout their entire apartment.
The windows are old and very drafty. Because of this, the RG&E bill is an average of $150-300 per month depending on the time of year. And that is with keeping the apartment between 65-68 degrees during the winter. When we asked the manager if this could be fixed, we got a lecture about how bills are expensive and that we wouldn't be expected to understand that because we are young (early 20's), and then were told that if they replaced the windows in our apartment, they would "have to" replace them in all the buildings as well. Regular maintenance is comical and unreliable. The microwave that is built into the apartment puts out too many watts for the circuit breaker and causes it to short. It took 4 maintenance men 3 hours to replace the breaker and rewire a light switch. There are also two other light switches and power outlets in the apartment that do not work.
Laundry is also a hassle. In our building there is only one washer and one dryer that serves eight apartments. The machines are also not well-kept; the dryer makes all sorts of awful noises and knocks throughout the entire cycle. It has been reported by several tenants and nothing has been done about it. I take my clothing to the local laundromat now. By doing so, I also save about $3.00/week on laundry.
Aside from that, if there is an aside to that, the apartments are decent. Provided you like outrageously high heating bills, bugs, and comic relief. The rent price would be decent for the size of the apartment, if only the heating bill was smaller.

Thanks for the warning! I live across the street at Summit Knolls Apartments and am looking to relocate at the end of my first year's lease term. Heating expense is reasonable here (much newer buildings) ... but my immediate neighbors smoke, which means that I'm perpetually subjected to their stinky cigarette odor due to "paper-thin" construction of walls between units. Further, I'm always aware of the upstairs neighbor's moving about (terrible noise transfer from floor to ceiling) ... and can clearly hear entire conversations of adjoining neighbors on the same floor (once again, due to cheap, paper-thin internal wall structures). Obviously, if I can hear them, they can hear me -- so I feel a complete lack of privacy here. At least I won't waste any time with Waverly Woods now.

We have moved to Webster Park Apartments. They are just down the street in the village behind the Lutheran Church. These apartments are built much better (which is ironic because they are older). The office and maintenance staff is phenomenal. There is also an option to have ALL utilities included in the rent for a mere $40 more per month. The apartments have real storm windows and come with window coverings. Heat hasn't been an issue at all this winter, we actually have to keep the thermostat down lower than we had to in Waverly because it actually gets too warm!!! Overall, we are MUCH happier here than we were at Waverlywood Village. We wish that we had checked out this place first!
