Wow... it feels as if I'm living in an entirely different complex than some of these reviewers. The one thing on which we can all agree is that the windows are in need of replacement. Beyond that, I have no complaints. This place is no Taj Mahal, but it's no dump either. It's very well-maintained, reasonably priced, and convenient to the expressway.
I live in a single bedroom apartment with den. I didn't care for the institutional white wall color, so chose something warmer. As long as the wall color can be covered in a single coat of fresh paint (at their cost), I'm fine. So, I'll roll on a coat of Kilz before leaving. Big deal.
The kitchen had a very nice update just before I moved in... oak cabinets w/an attractive laminate countertop. Bathroom was more dated, but upon signing up for my fifth year, I asked them to update the vanity, medicine cabinet, and lighting fixture, which they happily agreed to.
Lock outs... I've done it twice to myself... both times after hours. The first time, the maintenance guy was all the way out in Hamlin at a birthday party, but he came as quickly as he could to let me back in (it cost me $25 at the time, as that was the policy). When I locked myself out more recently, I was ready to pay the fee, but was told the new owners did away with that policy.
My neighbors have been quiet and respectful throught my six years here. The parking is always abundant (though lock your doors, as every so often there's some midnight pilfering). I have a dog, and while I pay extra to have him there, there aren't many other complexes that allow pets at all. The grounds are great. People in the neighboring townhomes love the grounds so much they're often walking around the complex with their dogs themselves.
My second-floor apartment does get very hot on sweltering summmer days, and the old A/C was very anemic. The new A/C isn't much better, but it cost's less to run. The problem with second floor units is their duct work is in the attic space (which is an oven in the summer and an icebox in the winter). No complaints about the furnace, despite it's age. It works well, and the programmable thermostat helps me save money.
I feel very safe and comfortable in an increadibly spacious apartment. I think the rent is considerably more reasonable than some of the swankier alternatives.
As for the staff being rude, lazy, liars... again, I'm scratching my head. These people treat me like they know me by name, are always friendly, and respond quickly to maintenance needs. Maybe I use honey while others use vinegar; I dunno -- but I really like the staff there, and have never considered them rude or unresponsive.
Yes, the rent is raised a bit every year (moreso since the new ownership), but my rent was often raised annually elsewhere too.
There are more attractive and modern places to rent (Webster Green, Daniel's Creek), but you'll pay through the nose to live there. For me, Waverlywood is more than I need at a comfortable price.

I don't know what they lady was smoking but I currently live their an have never been so dissapointed. yeah as long as you don't have a car and need a parking spot don't hsve to leasve your house during the winter and walk on the overly icy sidewalks that are never salted and don't ever complain or call the office about anything - of course they love you. but unfortunaatly its not reality. The halls are never cleaned, the grounds are covered with dog poop. Its a dump and they let all sorts of rif raf live their and don't do anything. They don't have lockes on the doors going to the basement where you share the laundry with a hole other building so that other building - who you don't any of cause their not your neighbors - has complete acess to your building by just walking through the basement - as well as your sotrage unit. AN UTTER DISGRACE.

All I can say is you and I had different experiences. I had minor maintenance issues every so often, but when I reported them, someone was there within a day or two to investigate/remedy them. For my building (115), there seemed to be ample parking, though I can understand if it was tighter around some other buildings (perhaps I just lived amongst a lot of single-car families, so that spaces were more abundant). I myself am a dog owner, and per the terms of my lease, I cleaned up each and every time my dog pooped. It's a shame that not everyone followed the rules. For what I paid (which I thought was reasonable), I found it a nice place to live.
BTW, I don't smoke anything, and I'm not a lady.
