We currently reside at Clayton Park and have now for a little over a year. My first issue is that when we signed our lease, we were not informed they were converting the building into condos for sale and that they were going to try to "FORCE" people out by raising their rent exhorbitantly if you declined to purchase! The only option if you decline to purchase is to sign a 6-month lease or rent month-to-month...or of course, move out.
We are currently looking for another residence, as we signed a 6-month lease once informed this summer that they were converting.
I must say though, that the staff, in our experience has been very nice...from the manager, to assistant manager, to the rest of the staff. In that regard, it's been pleasant.
To address the apartments themselves...the air conditioning/heating units are EXTREMELY noisy!!! No matter how many times we've complained...and maintenance has come to "fix" the problem...the noise still exists!!! Especially in the master bedroom...the unit drowns out the TV so you either don't use the unit & suffer, or you turn up your TV and possibly disturb your neighbor. Currently, they've turned the heat on, so we've been having to use our air conditioner feature because it's otherwise 90 degrees in the bedroom at night!!! Even if the unit is NOT on, there is still heat escaping from the vents. It's ridiculous!!! The other units in the living room & spare bedroom are the same. Our entire apartment has been stifling hot since the heat has been turned on...and because of the unusually warm temperatures.
We're fortunate that we reside in an end unit and have had very quiet neighbors, so we've never been bothered by any noise whatsoever.
The apartments are nice, but they're not great. Some of the fixtures, such as towel racks, toilet paper holders, consistently come off, and I think there are so many holes in the walls from maintenance trying to repair this issue that the areas are now weakened.
The elevators ARE DEFINITELY AN ISSUE!!! Half the time they don't work!!! I believe there is some sort of flaw in their design because when you call for an elevator, even if it doesn't have to stop on a floor, it will go all the way down to the bottom and then come back up. I used to think this was my imagination, but others have commented on this same issue. Also, they take a while to come...longer than any elevators I've used previously.
A pet-peeve of mine...I guess my issue...is that they still advertise on the side of the building w/a huge sign that they're LEASING!!! If they're converting, why are they still leasing, while they're "forcing" people out by only allowing them to sign a 6-month lease''' Honestly, we would be willing to stay and deal with these issues [we are planning to purchase a single-family home in a couple of years], but it appears the NEW management company doesn't care about its current or long-term residents and only want people GONE!!!
For the price they're charging to purchase these units...I can honestly say...they are OVERPRICED!!! For "half-a-mil"...you could find a very nice single-family home.
Secondly, in the little over a year that we've resided there, they've had 10-12 FALSE FIRE ALARMS!!! YES...THIS IS ABSOLUTELY TRUE!!! Management JUST sent a letter to all residents explaining that the reason is because of residents allowing their dishwashers or washers to run over. Hmmm...I don't really know how plausible this is. Do we really have that many residents who would allow their appliances to run over...which ultimately causes the smoke detectors to falsely discharge' I'm no electrician or engineer, but this whole reasoning provided to use sounds like "BS". We've had fire alarms go off as late as 3 a.m. [on a WORK NIGHT!!!]. Talk about seething...and 99.9% of the residents ignore them and do NOT leave the building [yes, we're guilty]. This is definitely a falacy in their system...I think.
Lastly, our bathroom tub drain has consistently clogged since we've lived there. We've never had this issue anywhere else we've lived, but for some reason, every month, we have to pull out the DRAINO and unclog the drain in the bathtub. I don't know if we should be using DRAINO, but we've called maintenance several times, and frankly, we've had no exlanation and we think they're "sick" of us calling for this issue.
I must say for the amount we spend for rent here...it's NOT worth it. I've heard other long-time resident complain about how much the building has deteriorated since they moved in [some since the building opened] and have said they can't wait to leave.
Finally, we have not spoken with one resident who is purchasing at Clayton Park because of many of the issues I've mentioned here. The location is nice, it's a fairly quiet neighborhood, but there are some systemic problems. Of course, no place is "perfect".
