Ok, here's a real unbiased review. I moved here with my wife from the city and this place, though not perfect, is leaps and bounds better than anything can get in nyc for a similar price.

The reviews for City Place have been pretty aweful. I'll go through the common complaints and tell you what a reasonable person's opinion would be:

1.) Leaks in garagae.

People keep mentioning this, and yes I've seen a couple (literally, like 2) of spots that are very obviously wet, but guess what... you don't have to park there. 99.9% of the spots are fine. The garage is tight and they are doing some wacky costruction down there, but overall it is a functional parking garage. Maybe not the parking garage you've always dreamed of (if you do dream of such things), but a place where you can park.

2.) Hearing your neighbors

A few people have mentioned being able to hear their neighbors, and some mentioned being able to smell cigarette smoke through the vents. Well, I can't speak for anyone else, but I have NEVER heard a peep out of my neightbors. I am in a corner unit so maybe that's it, but so far nothing. No sounds from any direction.

3.) Air Conditioning

This one is correct. the Air Conditioning system can be loud at times. Not that loud you mind you, but you can hear it. It's not like central air where all the grunt work is being done by some unit out in a backyard or roof somewhere. It seems the actual process of air cooling is happening on site within these units. Not my favorite thing about the apartment, but I can live with it.

4.) Management/Maintenance

So if you've read the other reviews you have a pretty nasty picture in your mind of anyone you have to deal with at this place. I can tell you it is not that bad. Yes, the people in the leasing office have a bit of a cold personality, but they seem to do their job well as far as I can tell. I don't need smiles and "yes sir" from everyone I deal with - so coldness is not really a problem for me. As for all the accusations of stealing and ripping people off - I have not had a similiar experience.

I've only called maintenance a couple of times. Last time I did my disposal was broken. I called at 10pm at night. When I got in to work the next morning there was an email waiting for me saying it had been fixed. I got home and it was. A not was left detailing the incidient. It was smooth as hell.

5.) The "Amenities"

Ok, can't really defend them much here. The pool is not done, and it's a pretty weak pool at that. The deck it nice but doesn't really have a view of anything. The cinema room is kind of pointless, BUT... the gym is nice (unfortunatly I haven't been there much). Overall I'm not much of an amenity kind of guy so I could care less if the pool is complete. Someone mentioned the trump tower, I would be an amenity kind of guy if I lived there - amazing pool deck.

Yes, we are charged 600, but I knew that moving in. I knew the pool wasn't ready and I was pretty sure it wasn't ever going to be. I wanted to live here so I paid it.

6.) The Apartment itself

Is very nice. Some things are a bit cheap - but most of it is pretty solid, and even the cheap stuff at least looks nice.

Overall: Recommended, but get a high floor. I'm not sure how much I'd love this place without my awesome view.

Nice to see a thoughtful and mature response. After reading the other reviews, I wonder if OCP should build a day care center for all the cry babies that must live there....

If the majority of reviews are negative, that probably signifies a real trend and not the need to name-call legitimate complaints as 'cry baby' talk. That being said, it seems a few improvements are finally occurring and the latest manager Jason seems a little more with it than past ones (at least he is more visible). The pool is almost fixed apparently (although i'll believe it when i see it), and they repainted the garage (although i don't think it really needed it, it needs the leaks fixed which i'm not sure happened.) They had a genuinely nice party with great food and drinks last month. The front desk hours are now extended to 24/7 (although I wish they would do things like hold keys for visitors). Hopefully things are headed in a better direction.

I agree with this on everything except I think the management is worse than 'a little cold'. They are not helpful at all; it's like the Capital One ads where the guy goes around and all they say is 'No."
