1.Electricity ? numerous erroneous charges.
I for one received an electric bill charging me for the month of October.
I didn?t move in until November.
Accountability of the charges: where are the meters located'
Since many in Hudson Park have been & are currently dealing with faulty heating/AC units, how can
any of the charges be correct' Why should a tenant have to be responsible when their unit turns on &
runs by itself or more often than not, when you turn it on & nothing comes out' - the meter is still ticking even when the heat isn?t coming out.
How can we be held responsible for the charges' It is not the fault of the tenant that Hudson Park?s equipment is non-functioning & faulty.
2.ALL cars of HP tenants should have an identifying HP Sticker displayed in a window, in order to tell who should be parked in the garage & who shouldn?t.
& however many cars that tenant has registered with HP should be the number of stickers they receive.
That way no one can give out extra stickers to friends & family that they want to park in the garage.
What is the new rule with one car per apartment' Totally not acceptable.
Most families have two cars, what are they suppose to do with the other car' Park on the street or somewhere far from their home'
My roommate has a car & I am soon to get one.
We lead two separate lives & work separately.
What am I suppose to do' Not get a car.
When I signed the lease, I was promised that this would never be a
problem, that if I ever needed an additional car space, one would be provided.
How can Hudson Park just change the rules on their tenants with no notice or anything' I would of never signed a lease for this place if I new this beforehand.

3.From what I understand, Maintenance & Management are allowed into apartments with the tenant?s permission ONLY on an EMERGENCY basis.
That is NYS Law.
They cannot come and go freely w/o at least notifying the tenant so he or she can make arrangements to be there.
And especially when the tenant has specifically requested this verbally & in writing that no one should enter accept in the event of an EMERGENCY.
This leads to the next point:
4.It is UNACCEPTABLE that tenants have made countless appointments for either repairs or inspections (just what are they inspecting all the time'!) and no one has showed up or called to say they weren?t able to come.
Tenants have missed entire work & school days.
& many tenants have experienced this numerous times.
TIME is MONEY.
5.Why should a tenant have to make numerous requests or calls & wait several days or weeks for someone to come & look at & repair a broken item in their apartment or for something as simple as a key request' Ridiculous!
6.Many tenants (me included) have seen suspicious people lurking about the garage, in between the cars.
Again, where is the security' This should not under any circumstances be happening!
7.We pay NYC rent to live in supposed luxury community.
Where are all the luxuries & all the amenities that were promised to us before we signed our leases' Like, for instance we should have someone sitting at our front desk 24 hours.
Is it going to break HP to pay someone to sit an additional 8 hours for third shift' Why are they crying that this is an unnecessary expense' Who is it unnecessary for' Definitely not the tenants.
I think it is a point that we need to stress.
Have someone that knows what they are doing 24 HOURS SEVEN DAYS A WEEK.
I also just found out that Bldg Management have reprimanded the concierges for being too ?friendly? with the tenants.
What the heck'! The concierges should know who we are & get to know us to some extent.
If you look at any luxury apartment/high rise in Manhattan, every doorman or concierge knows his tenants well.
This is beneficial for both the tenant & the concierge for obvious reasons.
8.The back door near the gym on the first floor that leads out to the promenade is always being left open or intentionally propped open.
Anyone from off the street can come in.
Why isn?t there an alarm that can alert the concierge or a security officer (if we had one) that the back door or side door that leads to garage is open' And that leads to the next point:
9.Security officers: Because HP is perceived as luxury rentals to the surrounding community we should have some type of security to patrol the garages, hallways and the surrounding grounds.
I don?t know if anyone else remembers this, but when I first moved here in November 2003, there use to be a security guy that would walk outside between the two Bldgs.
Then about after a month I never saw him again & I never knew what happened to him.
I personally have talked to a few Yonkers Police Officers and they have said they have asked HP to even hire them on their off hours to secure the Bldgs & the surrounding area & HP turned them down.
According to the Yonkers Police Dept we NEED security, because our bldg stands out like a sore thumb in this mostly low income housing & high crime area.
If you don?t think our area is high crime turn on the Channel 12 news or start reading the local section in the Journal News.
I have saved many news clippings of instances of drug dealing, people being shot or stabbed, muggings & all this is happening only 2 o3 blocks from us! This security issue is a very serious matter.
Does HP want to wait until one of us gets hurt or worse or one of our apartments gets burglarized before they decide to make changes' We should demand PREVENTATIVE measures be taken NOW.
HP needs to be PROACTIVE not REACTIVE.

Yep...as a 3 year tenant I concur 100% ...I am moving... Management is too unprofessional.
