I have one word for prospective tenants: Video. While the grounds and buildings are well maintained, and pleasant to look at, don't expect to get your deposit back. We were there for most of 2003, and had no problems until we moved out. Upon moving out, we received a check for roughly half of our deposit. The review cited "cuts in vinyl" as the reason Park Hill was keeping half of our money. Rest assured, there were no "cuts" in our vinyl when we left. The ironic thing is this: We had Park Hill recommended to us by a friend, who lived there prior to our moving in. Upon moving out, Park Hill kept half her deposit as well, citing...you guessed it, "cuts in vinyl". I don't mind having part of my deposit kept, but at least give me the dignity of citing something that was actually wrong with the place! Stay away, if you want to keep your deposit. Also check the BBB.

Is this place listed negatively in the BBB? I had no idea! I'll have to go and check them out there too. I was told our entire kitchen floor had to be replaced due to the vinyl as to why I got less than $100 back from my deposit! These people are awful and I'm convinced they get worse with each passing month! Listen to the person who posted this, renters: DO NOT RENT FROM THEM!!!!!!!
