I have been at Arbors for almost 2 years now. In all honesty it is a nice place but it comes with a lot of downfalls. It looks nice on the outside, and they do try to keep it that way (actually they try very hard). For the money you pay, that is about all you get though. If you look around the area you will find many other places that are a lot cheaper for a lot more space, and just about as nice. The management is a joke like many other people have stated. There is some major "small man syndrome" going on in the main office. When they are on you about something, it is almost like they enjoy being able to push you around - and that is exactly what they do.... push you around. Don't think this is a place you can live and miss a single payment for any reason (children, medical, etc.) because they will not care at all! They will threaten you with eviction after about 15 days of no pay - which for some people could just be waiting for a next paycheck to catch up. They will hound you after four days on the phone as well - even if the 1st falls on a Friday or long weekend and you just wait for a Monday to pay. I have not been in the situation, but know a few other residents that caught a lot of trouble for just falling behind less than 20 days.
The maintenance is actually very prompt and generally very capable - this is something that has no complaints. As for the dumpster situation - come on management, it is a very obvious issue. It gets very tiring paying overpriced rent and having to look at overfilled dumpsters everyday. For those not familiar with the dumpster situation, I am not talking about a few bags hanging over the side or anything minor like that. I am talking about the dumpster fills up so bad that trash can not be put in it anymore, the overflow seeks out to the entrance, and it keeps growing all the time. It is obviously to small for the apartment community, but in what I guess is an attempt to increase the bottom line, nothing is or will be done about it. They do have a lot of community days such as movie nights and things of that sort - which they always advertise with signs in the entrance, which to me is just a reminder of why the rent is really high, so they can do goofy things like that.
If you are a business traveler I would also warn you of this place for what could be a big security issue. There are so many fliers put on the doors on a weekly basis if not daily, that it becomes extremely obvious who is not home and how long they have not been home as well. I guess this is not a real big deal, but just a word of caution.
The water service is a joke - you do pay for everyone's water usage in your unit. I did not live in my apartment for 3 months, as I stayed somewhere else, the water was never turned on - but I somehow was charged for water usage every single month. That is kind of shady.
Lastly, if you do try to leave early and break your lease - let me give you some free advice. They will threaten or tell you that you will lose your security deposit if you do so. This is not legal for them to do. If you look under Ohio revised code they are not allowed to do this, and if they do when you move out, you are entitled to double the amount they took. Now, that is not to say that they will make up some phony damage charges and get your deposit that way - but if you just stay quiet about the laws maybe they will me lenient on the damages, then you can go after them when you move out for the deposit they took as a cancellation fee.
Final words: you can do better, especially for the price you are gonna pay.

Just read my "Don't Do It" a few responses back. It was originally posted 7/07, but I updated it because I hadn't rated Arbors. Same comments about the dumpster and water bill. To get a taste of what I went through even before I moved in, read my anonymous response from 6/26/05. People that say this property is "all that" apparently are looking at life through "rose colored glasses", because there is definitely a lot of things wrong with this property and the management. Funny thing is it calls itself "Arbors of Anderson", and it's not even in Anderson Township. It tries to play itself up to be some hoity toity property. Take it from a former resident, and is now a homeowner in Anderson, I was glad to get out, and not too soon! (Stayed just 1 year through my lease til I purchased my home)

As for the trash overflowing the compactor, this is absolutely true. With four maintenance workers, seems that this should not be the case, at all---ever. Also, the resident pays, monthly, for trash here, which is another reason that trash should not be piled up outside the compactor, especially for health reasons.
