We visited Mallard Lakes recently with the intention of renting a townhome. We were impressed with the size of the two-bedroom townhome (11 x 17), the dining room/frontroom layout plus a basement with attached two-car garage. The unit was quite nice and move-in ready. The kitchen is small, however, so additional cabinet space is needed/bring storage! We liked the area as well.
However, despite making three phonecalls to Mallard Lakes to set up an appointment, we were not told about their super-secret special move-in rates. That is, if you visit them on Monday, you have to sign a lease that day in order to receive the rental rate they discuss with you. Otherwise, they jack up the price PLUS you have to pay an $400.00 deposit. Even if you come back tomorrow with check in hand, they'll still hit you with the rent increase plus huge deposit. This was never disclosed during the phonecalls. This high-pressure salesmanship might be acceptable (might, notice the use of the word) in a car lot, but for a townhome'
We were also mislead about water prices, pet deposits and pet fees. Also, rent is due on the 1st, no later than the 1st otherwise you have to pay the huge deposit plus you lose your 'discount' on the rent. Our 'saleslady' didn't seem too concerned about our concern regarding these issues plus the high-pressure sales maneuvering.
We decided that if we have to go through that much and make a quick decision, it's not worth renting. We don't like high-pressure salespeople and we don't like high-pressure sales, period. If we're not given an option to look around and make a decision, this indicates to us that Mallard Lakes has something they're not letting you shop. It's shady and undesirable and highly unprofessional.
We went with our "second" choice in Blue Ash, which has more square footage and is less expensive. I wouldn't recommend Mallard Lakes unless you're comfortable with the "buy it NOW NOW NOW" pressure and you are totally sure this is what you want, no questions asked and no chance to look around. I suggest you call them first, ask them about the same-day sales and see what they tell you.
We chose to walk away.
