Office personel are snooty and unresponsive to your requests, but are very prompt when it comes to anything like late fee's (1 day after rent is due they'll hit you with a late fee) or telling you what you can't do.
When we moved in the saleslady actually told us that it was OK to have a grill on the balcony, we should have known that was false, 4 months later we were getting written threats from the office to remove it.
The office people always deliver messages by sticking them in your garage door. On more than one occasion the letters blew away, and then we get snooty phone calls from the office.
The appliances in the Kitchen are older than I am and dont work, but they wont replace them no matter how much we complain.
We have called maintainance several times about several issues, never even gotten a call back, let alone a visit to fix the problems.
Water leaks through our foundation right behind the electrical box, a severe risk, but mallard lakes doesnt care.
If you ever need anything from the office, good luck, especially if there are prospective customers there. They will totally ignore you and concentrate on their sale.
The office people love to act like they care and are going to solve problems, but nothing ever gets done.
Bottom line, don't live here.

I live here and I love it! I've never had trouble getting maintenance to fix anything in my townhome. They are usually there on the same day I call. By the way, Ohio state fire code changed to ban all grills from balconies and patios in every apartment community in the state. This was not a regulation imposed by Mallard Lakes.

You pretty much summed up every reason not to live here. But, as acorn79 pointed out, the grill thing is Ohio law.
