Positive: The apartment is rather large at 1200 sq. ft. on the main two floors, plus the partial basement and two car garage. I feel that I am getting a good value for the price I am paying in rent. I appreciated the leasing office's initial honesty in stating a 3% rise in rent every year, and that is what it turned out to be. The location is convenient to my place of employment, shopping and restaurants are abundant within a 3 mile radius, 275 loop is at the bottom of the hill, and traffic is not nearly as bad as some other intersections in Cincinnati. I never heard my immediate neighbors through the walls, although I did occasionally hear children outside. My apartment is away from the highway, so I barely hear it. If you are coming to look, be sure to mention your employer as they offer discounts for many of the larger companies in Cincinnati.
Negative: My apartment has older appliances, while still functional are approaching the end of their useful lives. These apartments have an air-to-air heat pump, which honestly doesn't work that well in the Cincinnati colder climate. In addition, the outdoor unit for my apartment is original to the complex and was definitely not very efficient. I had an end unit with a fireplace; the exposed exterior wall and draft in the fireplace combined with the inefficient outdoor unit drove my electric bill 25-40% higher than a friend that lived in an inside unit. When you report a maintenance request, it gets done but no one informs you that it was done. There are no parking lots and parking for your apartment is limited to 2 in the garage and 2 in the driveway. Recently management has gone on a kick of towing cars not parked in driveways, citing a fire lane; lowering the number of people I invite over. The apartments are located in the city of Springdale, which the complex does not tell you. Be sure to give your employer your address as Springdale to remove the proper taxes, file your tax form with the city of Springdale, and contact the city of Springdale for a recycle bin (you pay for it!); the complex told me none of these things when moving in.
Advice/Overall: Remember that these are apartments that are approaching 20 years of age and are beginning to show it. If you can, ask to see your apartment before signing papers. Don't be bashful to ask for new appliances and/or outdoor condenser. Try to get an interior unit away from the highway for the best stay here. Overall my experience has just been neutral, though if you follow the advice I think you could have a good stay here.
