Con-man group and hearlessland water company

I've lived in this community since 2003. I never had any complaints. But that changed when the Connors Group took over the property and Heartland utility company in April 2008. I'm planning to move when the lease is up. Here are the details that any future tenant must know.

1. Water bill - add $5.99 as administrative fee, and also several connect fee, disconnect fee etc which will kick in when it is applicable.
2. Trash Charge - variable amount somewhere around $10 / month
3. Common Electric - variable amount somewhere around $3/month
so, the water bill that used to be $17, increased to $40 because of these changes not because of my water usage.
4. No break lease agreement - i.e., if you have to move for any job related reason , you are still responsible. So prepare to be under the gun of lease all the time.
5. Cleanliness has become rare. (I'm hoping that it is a temporary issue) The lake looks horrible due to lack of maintenance. The management has been sitting idle on it. When I complained, they behaved like they are hearing it for the first time eventhough my next door neighbour had complained few days before. I'm considering filing a complaint with the health department along with the photograph and may be few signatures from the neighbours.

6. My previous point highlights the kind of customer service you would get.

7. No grace period for the rent payment. If you don't pay on 1st of every month on time, prepare to get slapped with 75$s late fee. Their late fee on water bill is too high too although I couldn't recall (and I dont want to look at that horrible bill to give you the exact late fee because it causes me heartache to even look at it)

8. If there is any maintenance request, I was told that it could take 24-48 hours. Before the management change, they used to have people on site and every request I had ever made, was taken care or attended to in matter of few hours.

They dont care about the people. They have no scruples, all they care about is your money and the legal protection in their lease agreements. Like I said, if these things doesn't bother you, it is a nice community. Not for me, I'll move out after the lease.

I have yet to hear anything good about the Connor Group. Regarding late fees, the state of Ohio has a grace period of 5 days so I don't know how they can get away with charging a late fee on the second of the month. All apartment complexes would charge a late fee after the first if it was allowed.

Late fees are not set by the State of Ohio, they are set by individual property management. Common rents due on the first with late fees on the 2nd and fees per day are legal and charged by many management companies. Read your lease and pay attention when you apply.

I completely agree with your review. The water bill, the late fees, cleanliness, calls etc. I will be moving out too. I would recommend not coming to this place for administrative reasons mentioned above. The community is safe and secured. Melissa Melissa

I to will move out due to HEARTLAND REGIONAL POWER, they are all profit seekers. Its a rip off.
