I just picked my son up from Stratford Heights and am incredibly disappointed.

Management is inept:

This is not a safe alternative to the dorms. Stories of parties every night, fights outside the bar located under the lease office, and LOTS and LOTS of underage drinking.

Underage drinking. This one may scare you the most. According to my son, the bar was normally filled with mostly freshmen (under 21) that were always able to find, or even buy drinks right from the bar. This apparently became so well known that even high school children were showing up (under 18). According to him, this bar was ignored, even hated by many residents over 21 because there were so many "little kids" there all the time.

Finally, maintenance was horrible. During his time there, my son says he had about 5 issues he had to report, 3 were never fixed, and he approximates about 22 maintenance requests total between his 5 issues. These were not minor problems, the most significant being that his front door would not close or lock properly. And least being that his shower was never finished properly. No caulk had been applied to the seams and water had gotten behind the wall and mold started to grow. When he was forced to relocate to a new building (more on this later), the seam between the shower and wall had become filled with mold.

Management is malicious:

They relocated my son to a new apartment over a weekend (check your lease, they MEAN it when they say they only have to give you 5 days notice) They notified him of the move exactly 5 days before (notified on Wednesday and required him out by 12 noon Monday). They offered no explanation as to why they would choose to give such short notice but claimed that damages to the house would occur if he was not relocated as well as everyone else in his building. (Yes, an entire building was relocated on 5 days notice, so no damage would occur'!).

Internet was turned off for several residents for two weeks. Repeated calls to management were responded to by claiming they couldn't do anything about it, that it was UCIT's responsibility. Repeated calls to UCIT revealed that a form was submitted to them to have some ports shut off, and that they would need documentation that they were to be turned back on. This information was relayed to management several times before they took appropriate action.

Different buildings have different rent rates. This is confined to student groups, but apparently management has realized that certain groups are required to keep a full house and have taken advantage of the situation by raising rent in these buildings.

Fines, residents are apparently fined ridiculous amounts for ridiculous things. ($50 for a beer can left on the front porch, per can) Carpet cleaning fees for common areas split amongst residents in his building.

Finally, if you must go see for yourself, ask to see a single other than the one they initially show you. If they seem hesitant to do so, or outright refuse, I'll explain why. The room you'll see will be small, but livable. But any others are significantly smaller, and very poorly laid out and poorly lit.
