A little long, but well worth it.

We moved out of Williamsburg in June of 08, after informing the office in writing of our intentions 3 months earlier. 45 days after we turned in the keys and our forwarding address we'd heard nothing about our security deposit, so I called the office to inquire about it. The woman who answered told us we'd receive $117.00 of our $300.00 because they had to clean the carpets and paint the walls (normal stuff that had to be done anyway, we left our townhouse in good shape).

I told the agent that according to the Ohio Revised Code Section 5321.16, the landlord must return the security deposit or an itemized list of damages within 30 days of getting the tenants' forwarding address and moving out. Since we got neither the itemized list nor the full deposit they would have to send us double the deposit. I was told I was only getting $117.00 regardless of what the law stated.

So, I went to the county clerks website, downloaded the form to small claims court, filled it out, mailed 40 bucks and sued Karam. 2 very cooperative phone calls from their lawyer and few months later (due to the holidays) I had a check in my hand for double the deposit plus the filing fee.

If they'd just cooperated with us from the beginning they could've saved themselves the trouble, but sometimes people don't believe that fat meat is greasy.
If Karam has held your deposit for more than 30 days after you have moved out and given them a forwarding address, you are entitled to double the amount of your deposit. If they send you a partial check after 30 days, you do not have to cash it. Do not allow them to deduct that amount from what they owe you, they owe you the entire amount of your deposit, DOUBLED.

Oh yeah, until Karam leaves, do not move there.
