Excellent!!!

First, the bads: The units are a little on the small side compared to other buildings in the area, but they're quite liveable. If you're looking at buildings in this area, you're going to run into the same issues everywhere you go -- creaky hardwood floors, old windows, and deteriorating electrical system (which actually affects the whole block, not just this building).

All that said, this place is outstanding. The units and the building itself are extremely well maintained and in a very satisfactory state of repair. The landlord is very attentive to the tenants' needs -- all the concerns I've had have been addressed promptly and correctly. The appliances work well and are reasonably new. They've clearly put a lot of work into maintaining the units -- compare the freshly laquered floors and doors to the wood you'll find in other buildings around here, and the difference will jump right out to you. The layout of the units lends itself better to decorating than the cookie-cutter floorplans you'll find elsewhere, too. They do a great job of keeping the bugs out (bringing in an exterminator once a month). Rent is kind of high for this area, but in similarly maintained buildings (The Roosevelt, for example, which is also very well maintained but the landlord is a jerk) you'll find that it's about par for the course. The parking is fine -- the landlord gets city lot permits and sells them to you for the same price you'd get if you bought them yourself, and the well-lighted lot is about 100 feet away from the front door. With its location at the intersection of 3 busy streets, I never felt insecure walking to the building. If you don't mind living across the street from a gigantic cemetery (I can't say that being able to see the Garfield Monument from my front window didn't creep me out sometimes, especially after seeing the inside -- yikes!), this is a great building to check out.
