My husband and I moved into Reserve Square about two years ago. We have lived with both management companies: Equity and K&D. To tell you the truth, both have been pretty similar. Although a lot of updates have been done to the building in general since K&D took over, none have been done to our individual suite. It's actually funny to see the big flat screen TV in the leasing office boasting ammenties such as hard wood floors, granite countertops, etc. because we have been stuck with filthy, old carpet with staples coming out that tear our socks, a yellowed kitchen floor, and seventies-style countertops the entire time we've lived here. And in two years our rent has increased twice, the parking cost has increased, and we now have to pay for electric as well. I guess we'd like to know what we are paying $1250 a month for.
In addition, we have lived through 2 years of fire alarms going off at all hours of the day and night (sometimes daily), very loud college students for neighbors who have 4 people living in one apartment and are blasting loud music starting around 11:30 pm on work nights, our bathroom sink being clogged because those same neighbors were dumping what looked to be clay water down their bathroom sink which is connected to ours, a hugh water pipe leak that left most of our carpet smelly and destroyed, a bathroom toilet problem which maintenance "fixed" but now we have to jiggle the handle if we don't want it to run continously, my husband getting stuck in the elevator for 1/2 hour because the emergency phone/call system in the elevator was not working, etc. etc.
I understand that a lot of this comes from city/apartment living, but our biggest concern is the unfriendly, unresponsive, unhelpful management staff. We left numerous messages for both the maintenance department and business office on various occasions over the past 2 years which went completely unanswered. Things were so bad at one point that we asked for a small discount on one month's rent, only to be told by the propery manager (Lori) that "they don't do rent discounts".
To sum it all up, we are looking at other apartment options at this time and would recommend that you do the same.

Oh and beware. Your management company is notorious for failing to return security deposits when tenant's leave. You may need to prepape to take legal recourse so be careful to document every step of the process, leave the apartment in good condition, and provide a forwarding address when you leave.

I posted the review for 5/26/06. Having re-read it after having moved in the normal course of my assignments, I am surprised by the restraint and balance that I showed. The review here, where a tenant is described as having been stuck for 1/2-hr. in the elevator is troubling because the elevators have cameras in them (one of those 39 screens the guards are supposed to monitor). It may well be that the elevator cameras do not always work. Security is every individual's responsibility here, especially with regard to people "off the street" following residents into not just the building, but through the interior access control areas and into elevators. -DT
