I have lived at Reserve Square for five years. The first four were great...then K & D Group took over management of the building. Since then, everything has went down hill...fast!
Management
I won't entertain you with all of my stories that reflect how poor K & D's service is or how rude the management staff is, all I will say is that having lived here for about a year since K & D took over, I won't be renewing my lease and I can't wait to get out of here. The only reason that I have stayed this long was because I was in my last semester of law school and have been studying for the bar exam (which by the way has been nearly impossible due to the noise).
Parking
Problem #1: $80.00 per month
Problem #2: $20.00 per month increase when K & D took over management of the building.
Problem $3: First two levels of the parking garage are for hotel and others who do not pay for monthly parking like the residents of Reserve Square. The 3rd and 4th levels are for residents, however, K & D apparently doesn't see the need to ensure that there is enough parking for the residents because it has taken down the gate which separates the two resident parking from the non-resident parking and now there is no access control to the resident parking areas.
Security
I have worked in the security/law enforcement industry for 10 years and I am a recognized security expert. I have worked in numerous security environments and with very diverse groups of security personnel. From the stereotypical 70 year old man w/ a ring of keys to the professional at the U.S. Secret Service providing security for the president, Sec. of Treasury, etc. The one common factor I have found in nearly everyone of those people is that they understand the value of being polite, courteous, and respectful to people.
Unfortunately, one of the security guards at Reserve Square does NOT understand this most basic attribute of a security guard and even more unfortunately, K & D (specifically the site general manager...Lori xxxx)refuses to recognize, or worse, actually condones this guy's conduct and refuses to respond in any meaningful way to the numerous complaints from residents about his rude and unnacceptable conduct toward residents, guests, & delivery personnal.
I have made four complaints about this guy myself and I know of at least 4 others who have made complaints and yet he is still here (carrying a gun to boot!). The guy obviously has some anger management issues and will eventually get K & D sued. I mean when the pizza man comes to the door and says "what's with the fat security guard down stairs...he's a real -------" lets face it...something is wrong!!!
In my ten years in the security industry, I have never seen a security guard approach someone and scream & cuss at them. Cleveland Metropolitan Security is the security contractor and I ad always thought better of their company. I'm sure that they do not have any idea about this guy's behavior or they would have removed him (despite K & D's refusal to take any action).
Maintenance
Maintenance used to be one of Reserve Square's strong points. They use to respond the same day and fix anything that came up. NOT ANYMORE!!! Since K & D took over, I have experienced and heard of similar expreriences from other residents that their requests go unanswered, that the repairs don't get completed properly, and that many of the maintenance employees are rude and disrespectful. While I know that this does not apply to all of them or probably even most of them, I do know that the level of quality and the level of respect shown by the maintenance staff has decreased significantly since K & D took over and most of the former maintenance staff (who were outstanding) have either been fired or left because they did not want to work for/with K & D Group.
Janitorial Employees
Don't seem to do much but sit in the laundry room watching the tv. I wouldn't normally mention them but they embody the spirit of K & D Group in general. The laundry room has a sitting room that is often used by the residents (many of which are students) to read/study. In typical K & D Group fashion, two of K & D's janitorial employees often display their disrespect for the residents already using this room by coming in and turning the television on and turning the volume up loudly. These guys hidee out in the sitting room and watch tv for extended periods of time while I am sure they are supposed to be working. This is usually evidenced by the fact that if you walk into the laundry room quickly you will see them jump up and act like they are cleaning (actually quite a comical site).
Speaking of laundry...
Laundry prices continue to go up...now $1.50 per load to wash and another $1.50 to dry.
Grocery Store...
Poor service, moldy bread, expired food, and the frozen foods look as if they have all been allowed to thaw and then refrozen.
Arabs
When I moved in, most of the Reserve Square residents were professionals who worked downtown and students at CSU. Since K & D took over, I have seen a large number of those people leave. Now it seems that all that is moving in are Arabs who do not speak english, have no respect others, and refuse to use deodorant. There is nothing like coming home after a long day and getting crammed into an elevator full of stinking arabs talking on their cell phones in arabic so loud that you can't even hear the person next to you speak. What happened to elevator etiquette'''
In closing...
I just wanted to point out a few of my favorite things about K & D Group and Reserve Square for those of you who are considering renting from them.
Take a look at the other reviews on this site and make your own decisions. Trust me there is a reason that Reserve Square now has only a 31% recommendation rating on this site. That is lower than President Bush's approval rating...that is quite an accomplishment (not a jab at President Bush...just an observation).
Definitely not worth the $860 per month price (especially now that they have decided to charge utilities separately).

You can add a number five to the list of people who have had problems with the obese, mustachioed security guard. Clearly he has issues with power and anger management. Also, I second you regarding the gate for the third and fourth floor of the garage. If you get home later in the evening, you can forget finding a parking spot. Also, sadly, your point about the ethnicity of the majority of the tenants is valid as well as is the comment that they are rude and have overpowering body odor they do nothing to remedy. I also agree that the maintenance staff is rude, or at least the one who answers the phone announcing the ???wonderful Reserve Square maintenance department???. She is always in such a hurry to slam the phone down that several times I???ve had to remind her to ask me what apartment I was asking to have serviced! Anyway, in exchange for all this, we???re facing higher rents, higher parking costs, exorbitant utility bills.

Totally agree with all the points. Its the 6th day since the cable guys came to repair my neighbouring apartments cable and magically screwed my TV connection. Even after zillion calls, the management moron forgets to lodge a compaint against adelphia. The security is forever sleeping, the building is full of arabs, and the gym makes me faint coz of the chlorine stench. Am I glad or what that I lease in ending this Nov! |

I lived there 16 months through the transition from Equity to K&D (my review on 5/26/07). I believe "anonymous" is correct that K&D will eventually face a substantial lawsuit from someone. The security guard at the desk who confronted on the occasion of one of those 2:00AM fire alarms, was rude, if not abusive, and physically threatening within perhaps 20 seconds of "conversation." Worse yet, his "advice" was essentially to ignore fire alarms.
(Incidentally, the Cleveland Fire Commissioner / Marshall / Inspector was another entity who failed to respond to my Certified letter of complaint regarding the excessive number of false alarms, the use of elevators during extended alarms with fire trucks downstairs, and the fact that I was the sole person to come down to the lobby during these alarms. Emergency Response Personnel will understand how dangerous this tenant lethargy can be, especially in a building undergoing renovation, where existing electrical infrastructure might be disturbed in the course of the work being performed.)
One day someone with a cell phone camera is going catch such abuse and bad advice and sue with evidence, including as evidence, Management's persistent inaction to remedy the situation. K&D is simply clueless as regards hearing valid complaints and grasping sound advice.
As regards the elevator etiquette, I know that inconsiderate behavior including absent hygiene is not restricted to a particular ethnic group. I've been in an elevator when someone was wearing perfume so strong I hit a button to get out and take another car. In other cases, our Indian and Pakistani buddies _would_ do well to attend to what is, to the "Western nose" really offensive to the point of gagging. During my time there such occurrences were rare. It would help to make sure the elevator car exhaust fans are operational -- not always the case.
