I was initially happy in the summer of 2005 when I moved in, but things have gone downhill since the K&D Group took over. I like the amenities of a grocery store and drycleaner, but the problems outweigh these. If I didn't need to maintain my mailing address for some important paperwork coming through, I'd have been out of here months ago.
The common areas are dirty and smelly. The gym equipment is cheap and is repaired slowly. The garage drips caustic liquids onto your car that ruin the paint job. My friend handed in his key fob when he moved out, and then the garage attendant wouldn't let him take his car out unless he paid the daily maximum rate. The fire alarm rings incessantly. I'm still finding other people's hair in my apartment, so obviously the units are not cleaned well between occupants. I have an ongoing bedbug problem and where you see some, rest assured there are countless unseen others. The leasing staff try to nickel and dime you, particularly for damage to the apartment that was pre-existent to your arrival.
Do yourself a favor and look elsewhere.

The "pre-existing damage" line is easily side-stepped like this: the hour I moved in, I photographed the entire unit, had Van's (on the east side of E. 9th Street, toward the Federal Building) print them to CD, and that was my insurance against a typical landlord maneuver. For all renters with any "significant" amount of security deposit at stake, photographing the place immediately is SOP. It's like doing the walk-around on a rental car, before you even get in it: due diligence; encourages property managers (and tenants!) to be more "realistic," -- especially in the case -- as at Reserve Square -- where you rent under one Management company and move out under another one's tenure. It also gives you a basis for small claims court action, and in the worst case, lets your attorney know you're not lying to him/her.
My unit was in mint condition on the way in, and only had a few ceiling cracks on the way out. In fact, this reminds me of a _good_ thing at Reserve Square under Equity Properties (previous) management: move-in to my furnished unit was flawless, painless, easy, the "Concierge" was polite, prepared, and present at his desk on that Saturday night; he had a packet ready for me with all the various rules, passes, fob, and privileges, etc., and the place looked like a million bucks because of him, his attitude and bearing. Check out under K&D was likewise smooth and painless.
