After living in the same apartment for 1 year, I was told that the rate increase would be an additional $70.00/month for the terms of another 6 month lease. Needing to make a decision, I decided that the aditional $420.00 would be worth the indecision. At the final end of that 6 month lease, I was told that my rent would be raised another $100.00. (that is a rate increase of 130%/year). In the final 6 months of the lease, I have seen the grounds of the complex take a turn to the worst upkeep of any apartment that I have lived in and that only the drunkest of idiots inhabit these apartments
The water company is owned by the same company that runs the complex (expect price gauging)-This complex is in need of major renovations and management overhauls...the helpful staff that were in place at my arrival, has been replaced 3 times in 1.5 years-Also, be ready to purchase any light bulbs for track lighting fixtures--eventhough, the contract says they were to be taken care of by the complex (track light bulbs cost anywhere from $15.00 per 2, or $25.00 for four)

I am not surprised of your experience, because I was slapped this month with a surprising $75.00 late rent fee. It did not make any difference to the management that I had always paid on time since I moved into this apartment complex back in August of 2004. I made an appointment to meet with the manager to explain that I had my check ready, but never crossed my mind that anyone would be collecting checks on Sunday, January 1st, so I dropped my envelop on Monday morning. Reputable businesses always try to accommodate good tenants, so I was flabbergasted to hear them say that they do not make exception for good residents and I was treated with the same contempt they use to handle habitual rent delinquent tenants. I think everyone would agree that is not unreasonable to expect a 1-day grace period when the first of the month happens to be a national holiday that fell on a Sunday with business and financial institutions closed the following day. Furthermore, if this was not going to be the case, they should have notified the residents that they were not planning to make an exception and expected to have all the rent payments on Sunday, even when that Monday nobody was going to be at the office. Needless to say I already notified the office that I am not planning to renew my lease and would discourage anyone from moving to this apartment complex.

I wrote the last review saying it wasnt that bad, however they did place a note on the mailbox saying they were going to be collecting rent, which is kinda stupid considering that youd have to be dropping off your rent in order to see it. Apparently your experience in these apartments is different dependant on which building you live in..ive never noticed a problem here, and i admitt that they definatly screw some people on the rent, but for the amount im paying, ive had next to no problems. They did however get new management, and if i were you, i would call a good lawyer. By law apartment complexes can only charge you a late fee equalivant to the amount of money they lost- say if the apartment payment went to a morgage or etc. Since the money couldnt have been deposited that day, im sure theyd have really hard time proving that they lost money by you paying your rent late. Which is why most apartments dont collect rent on holidays. I think you can probally find it on any apartment/legal website. Also, if your having issues i would go over your lease with a fine tooth comb make notes of every request youve made, and take a little tape recorded with you next time you go to the office- then call the cooporate office and let them know with some documentation or recordings what they are promising to do, take pictures if you have to- maybe it will help you get out of your lease. I would still recommend the place, if you can get the right price, just make sure your asking all the questions you need to.:-)
