Even by campus housing standards, mine and my roommates' story ranks up there in the horror stories. When we first viewed the apartment, before even signing the lease, we made the office managers and maintenance know that the previous tenants had been hiding a couple pets in the house and that we needed them to re-carpet the entire two-floor apartment. There was also a broken window and a missing window screen that we asked to be replaced. These, as well as many other cosmetic and cleanliness issues were guaranteed to us and so we signed the lease.
When we first moved in, right away we noticed that the window had been replaced but it was still missing a window screen. The shelves and cabinets and the entire place was disgusting, filthy and we all collectively spent the first two days cleaning out the entire place before we could even set up any of our things. The kitchen floor was warped, there was mold growing in both bathrooms, as well as in one of the rooms. That was just the beginning for us. By the end of the first week, my roommates and I all started to get these hive-like bites on our legs, me especially because I resided in the basement. It turns out that we were housing fleas, a left-over present from the previous tenants. Thoroughly pissed off doesn't even begin to describe how we felt, especially since we had made it a stipulation that the carpets were to be replaced before we would sign the lease. I had close to about 100 bites on my legs and still bear scars from that incident. We had to threaten them with legal action (and in fact, I still have many of the documents and correspondences we had with our lawyer saved up) before they would even send an exterminator to deal with the fleas. And it took two visits as well as many purchases of our own flea-removal sprays to completely de-flea the house. We all had to do laundry and spend mass amounts on our water bill and laundry detergents because fleas can find homes in your clothes and can jump up to about a foot above the ground. And throughout it all, we only heard the response "Well we can't help what other tenants do."
The maintenance is horrible and so many things went wrong with that place. The water heater for the apartment above us was stationed in our apartment's basement and when the maintenance guys had to come in and fix it, they ended up breaking a pipe-line and flooded our basement, ruining many of the things we had stored in that laundry room. Luckily, the water damage did not reach into my bedroom but it took two weeks to get everything straightened out and the tenants of the apartment above us had to take showers at our place for those two weeks; all they heard from Inn-Town was "Sometimes maintenance procedures go awry."
Even though they did nothing to clean the apartment before we moved in, they seem to take great pleasure in deducting from your security deposit at the slightest smudge or dust, even though the paint they put up on the walls before we moved in was like spray paint- marked very easily even just by leaning up on it. The parking is ridiculous and you have to pay for passes which is so stupid since the parking lot was basically our front yard.
Although it is in a prime location, being on 14th, the alleyway it is on is super crowded and I would've just as well have paid less and lived four houses down, on Summit, instead of going through everything we went through with Inn-Town. They treat their tenants like utter crap just because we are college students. There is absolutely no respect and you can bet that nothing you want done will be done right away because your are just a stupid college kid. You can find plenty of other realtors and property managers with better properties and with much, much, better customer service.
