I have lived at River Oaks for almost a year now and am going to renew my lease for another year. I am a very picky person and this complex suits me just fine. The apartment was very clean when I moved in, and I have maintained that so I have had no problems with bugs, mold, etc. I live on the 2nd floor and only rarely hear the person who lives above or beside me through ceiling/walls.

There is ALWAYS plenty of parking and guests can also free with no pass, unlike other complexes. I have only had a couple maintenence problems and both were fixed in 48 hours, one in just an hour. There are new machines in the fitness center, although it is small but never crowded, there is always an open treadmill or elyptical. Most neighbors are recently graduated or grad students, some young professionals, a couple families, and a few undergrads.

Layouts are big and spacious, lots of light coming in, walk-in closets are awesome! My one complaint is that many people do not clean up after their dogs outside so beware walking in the grass, but you'll have that anywhere. This is a much better deal than the quarry or the meridian which for some reason have gotten the reputation as luxury complexes, I looked both places and opted for river oaks.
