This review is in response to riveroaksmnger's response to the review: Read about this Dump! and others I have read.
I have been with River Oaks Apartments for awhile now, and have been familiar with the complex under both management staffs. And comparing the two would be unfair I believe. Was I a lot happier under the first staff' That answer would be yes, and I do believe it is a general consensus, from talking to friends and neighbors at this residence.
But there are very fundamental ways in which the staff can conduct themselves to improve this. And I believe it starts with the user who calls himself: riveroaksmnger.
First, I hope that you are not indeed the manager, because the way in which you answer your resident s problems on this forum, and I suspect at the office is unprofessional and unhelpful. I would be very disturbed that my current residents are so unhappy with my property and the maintenance that they would go so far as to post on an online forum and warn others not to come here. Making excuses as to why you have not satisfied their valid complaints and attacking them is not going to solve anything. Apologizing to them and inviting them to call your office or stop in and talk about these issues is how it should be handled. No one likes constant excuses.
Also, when the safety of your residents is at risk it is your problem, whether laws are instructing you to do it or not. Last year, for months our sidewalks and hallways were not safe. And that is indisputable. And I actually fell and sustained injuries while trying to walk on the sidewalk to my apartment. When we approached your staff about his matter we received the same excuse you gave in the response listed above. You are not obligated by law. And although that may be true it is the wrong way to communicate with your residents. The response that would make your residents more understanding would be for you to be more understanding. Something like this would be appropriate: I am so sorry for your accident, I hope you are okay. We are doing all that we can to improve the conditions of our complex.
Unfortunately that was not the way it played out, and the sidewalks were not touched so we waited the two months or so until the two inches of ice melted off the sidewalks.
And now, there is a new safety hazard that is once again being disregarded. Residents are leaving piles of boxes and trash bags outside of their doors and cluttering the hallway. Which I am sure is not only against river oaks policy, but a safety hazard. Many residents have complained about this, and from what I can see with no result. You can control people actively violating your regulations, they sign a contract to live here. Now more residents are choosing to disobey this policy because it is simply not being enforced. And just to give everyone an idea of what obstruction I am talking about: one resident had approximately five large cardboard boxes, and two trash bags outside in the walkway for four weeks. Currently there are still boxes outside, but only about three, and only one trash bag.
I know the maintenance staff works hard, and I have no complaints with them. Sometimes it takes a few days to fix something, and sometimes it takes three tries to finally do so. The maintenance staff has been very good. I really wish I could say the same for the management staff. The first management staff was actively involved with their residents and went above and beyond what law required them to do. And that was what made River Oaks Apartments special.
Avalon Oaks of course is a different company, with different standards. And it is unfortunate that you choose to not treat your residents with respect and dignity because the law does not require you to. I hope that instead of posting a nasty reply about my complaints and dismissing my concerns you will seriously consider them in the future when dealing with the well being of your residents.

How are we to know if there are boxes, in hall ways? Residents see these things on a daily basis they should alert the staff. If residents have complaints they should address them with the staff not on a forum for which we may never see. You personal opinion of the staff is not carried by all! If that was the case we would not have the occupancy we have. This is a business and we have to abide by policies, lease agreement, and laws ergo we can not please every one all the time...If this anonymous resident is having such a difficult time here they should let it be known in person at the office so we can address these issues together. It must not be too bad to live here if this anonymous resident still resides at River Oaks.

Then let's talk about something that has been brought to the complex office's attention for the past two months or so. Due to a mistake at the office, my security deposit refund was shorted by $100 and I can't seem to get anybody to do anything about it. I moved out about 5 months ago and this is still going on. It took two months to even get movement on the paperwork required by Avalon Oaks Apartment Management (870-6030 by the way) to cut the security deposit refund check. Sending an email to an unresponsive contact at headquarters has been less than helpful, and even more to the point, a black hole. And by refusing to provide the complex managament company's phone number to tenants with legitimate complaints is a sign that they would be overwhelmed with calls due to poor service if the number were provided. Nearly five months after moving out, I am frustrated beyond words with Avalon Oaks not refunding the money they owe me. If I owed the complex $100, I certainly would have either been reported to a collection agency or threatened with eviction. Now here's your chance to give the excuse that you don't cut the check for the security deposit refunds, but it was the office manager/employee error that led to this situation. Excuses are all you have...

River Oaks Manager is a pompous ass, arrogant BOY who doesn't give a rats a** about his residents, unless they are someone he's attempting to get a date from. This place is a joke and the only reason why we are still residents is because we are honoring our lease. Trust me, we have decided to go elsewhere asap.
Try googling River Oaks/Avalon Oaks and see how many complaints there are. I don't see ANY raving reviews whatsoever. Even have an "F" with the Better Business Bureau. What's your excuse for that, Marky Mark?
