This place is falling apart. There is garbage all over the place. The landscaping is nonexistent and the office staff does nothing.
If you need a repair done in your apartment it will never get done no matter how many times you call.
The office is never open when it's supposed to be and no one ever answers the phone.
The place is also very dark with many lights being burnt out for several months.
It is also not safe.
The place has become a dump that is embarrassing to live in. I am moving out ASAP.

You sure do make a lot of excuses. Are you going to actually blame the lack of repairs on distributors? Get new distributers. You have not addressed the landscaping. It still looks horrible. Your office may say it's open during those hours but no one is ever there. The letter you sent stated the lights would be completely fixed two weeks ago and they are still not. More cars have gotten broken into over the last few days. The crime in this complex has become a major issue. You need to fix the lights and hire a security guard or risks losing tenants at a faster rate than you alreay are.

This is very untrue...Some work orders take longer then others due to our disrupters for parts. There is not trash everywhere on this property, and we have already addressed the landscaping issue and are in the process of addressing all the lights that are out on the buildings, just like we promised in the letter we sent to our residents. As for the pole lights we have contacted AEP several times since January of 2008 & they have yet to fix them. Our office is open Monday through Friday 10am to 6pm and Saturdays 10am to 4pm unless otherwise noted on the door, If the phone is not answered during these hours we are either with someone or on the other line. Please come and see for yourselves before judging us on what upset people say in anonymous forum. Thank You, Management

This place is a dump. The maintenance is awful, just recently requiring two phone calls from us and over a week of waiting for a repair. Though a minor repair, it was critical for safety, so a lack of a sense of urgency showed me exactly where the priorities of the management lie. Your office is NEVER open, usually due to lack of staffing. I guarantee you my job would not close down the doors because of a lack of staffing. It only requires one person to run that office, and you have failed miserably, namely ---- and -------. It would be great if I could put a sign on my office at work saying that I won't be into work for three days out of the week and I'll be leaving early two other days during the week. Get real. The landscaping is poor, but they did address this issue and said it would be handled next year. We'll see. Plowing of snow was also addressed in a letter, but management said that sidewalks will not be cleared or salted. Are you crazy? A lot of times, it doesn't require the lot to be plowed to be able to commute in and out of the lot. Sure, it may take a bit longer to enter and exit, but it's able to be done safely as long as it's not an extreme amount of snow. I can't say the same for the steps and the sidewalks. A company which fails to provide for the safety of its customers, in this case the tenants, fails horribly. If Avalon Oaks is wise, they will do away with the current management team and maintenance staff currently employed to handle River Oaks. Lack of people skills, a sense of urgency, and unavailability to the public during regular business hours is a disgrace.

I agree with every complaint here and it seems very clear on what everyone is complaining about and it is management(----) and the maintaince (-----). They both need to be fired because there too busy screwing around on the golf carts instead of fixing the problems around here. This place is horrible place to live!
