I have lived here for four years now. I loved it when it was owned by Aimco. It has gone down hill since being taken over by JRK. Yes, they have improved some cosmetic issues: the hallway carpets, paint color, and slate in the entrance way. But there are a few big issues that they are letting slide. I believe they are doing the cosmetic work to resell the complex. They no longer send out monthly rent statements. Which should not be an issue since rent is set in your lease, right' Think again. After they stopped the statements, I continued paying the same rate of rent, including the amount billed for water. Four months later I get a letter from them saying I owed money, that I had shorted the amount for rent. I called and left a message (it is rare to get anyone on the phone). A few days later and still no return call so I went to the office. They told me that the amount I paid had been short a few dollars (apparently they were charging more for the carports) and I owed them. I explained that I had no problem with the increase on the carport but that it would have been nice to be alerted of that and I could have paid it on time. I have also had maintence issues and left messages for repair, never to hear from anyone in the office. Their priority is getting you to sign a leese, after you actually live here they don't even bother to help. I am only sorry to have re-signed before I realized how bad JRK manages the place.
