I did read these ratings before I moved here, but thought that only people with grievances post here so these numbers must be skewed. Moreover, the lease offer was irresistible (2 months free). Well, after 10 months at Sawmill Village, I have nothing but regrets. Here are some of the reasons off the top of my head. I am sure most have been reported by others, but these are all problems I face personally:

1) Parking situation is atrocious. Don't believe what management tells you about the steps they have taken to rectify this. They are totally ineffective. Unless you live close to where there is visitor parking available (towards Federated Blvd), expect to walk a good 10 mins if you ever get home late at night.

2) Maintenance staff is extremely helpful _IF_ you can reach them. The problem is that you have to go through the leasing office to put in a maintenance request and it typically takes 3 phone calls or a personal visit to get them to put it in the system.

3) I had my new car vandalized (someone unleashed a can of spray paint) a few months ago and management did not even bother to respond to my phone call regarding this. However, when I started using a car cover, I was promptly sent a notice to remove it since my parking sticker was not visible!

4) The HVAC and the appliances are old and extremely inefficient. This you will find out when you see your utility bills.

5) I had moths breeding in the carpet when I moved in (have to steam clean the entire place every few months at my own expense).

6) There is only one trash compactor for the entire community that is always overflowing. Most people leave their trash outside their doors all week and then load it in their cars and drive it to the dumpster.

7) It's impossible to walk around the community without treading into dog ----.

And to add insult to injury, management is rude or unresponsive when you report a problem. Long story short, I will not be renewing my lease and I just hope you don't make the same mistake I did.
