They have good specials, compared to other "luxury" apts near WPAFB, and the water is paid. That will save you about $ 500 a year. It can be noisy around here (alot of students and military families) and you will pay alot in gas and electric (not esp well built despite being only 6 years old). The pet deposit is also ridiculous. They want $ 300 and only half of it's refundable, then they charge extra each month for pets, $ 25. So, those were the only drawbacks. The advantages are the great location, and the apartments are attractive with lots of windows.

in 2006, they are now charging water through some of their sister's company that I never heard off. It's run about $68- $72 per months and the gas is sky high. I use to live in an old house with old windows and we still pay less gas heat then living here. several months here at Emerald , our gas bill was close to $400!!!! There are alots of college party here now. They also only have one trash dumpster for the whole 200 apartments and town homes. The dumpster would get so full that it's spill out to the street, grass, and side walk.
