Just Look Elsewhere And Don't Get Roped Into To The Lies...

We are former long term tenants and have found Georgetown to be a complete hell hole! Once nice floorplans, units and landscaping are now falling into complete disrepair, mismanagement and daily lies from the office staff and manager.
Management lied to us ON A DAILY BASIS regarding extremely LOUD upstairs neighbours, who seemed to be dealing drugs out of their apartment. We were awakened numerous time by the neighbour's 'prospective buyers' who came all the way out to Kettering at 3am from the Northwest Dayton area to 'do business'.... unfortunately, when the upstairs tenant made his plans to do business, he didn't make it clear that he lived upstairs, not down. This happened the ENTIRE time the man and his 4 children were in tenancy. This kind of behaviour (along with the man leaving his children alone in the apartment on a daily basis --- these kids were between the ages of infancy and 5 or 6 years) was reported to management many times, but we were ignored time and time again. They then rented to a woman with 3 large dogs which ran above our heads constantly... needless to say, we rarely were able to sleep or concentrate while living there.
When we first moved in, things were not this bad.... The manager was adequate and maintenance was actually fairly good for the 40 year old complex. There was a lot to fix, but things were getting done. As the complex changes managers regularly, the promise of getting something fixed if you renewed a lease, was entirely ignored because the new manager 'didn't make the promise.' Unfortunately, by this time the tenant was already signed and trapped for another year or two....
Unfortunately, we believed the lies way too many times and by the time we had enough, were trapped in a very long lease (to avoid the extremely larger rent increases, for an apartment which was literally falling down around us. Just to give you an idea....the rent we started out with for the apartment we recently left was approx $699; by the time we left 2 years later, they were trying to get us to commit to another lease at a cost of over $850. This is even though NO maintenance requests had been met in the 2 years we were there and our courtyard, appliances and aprtment were falling apart.
By the time we left, the young professionals, older long term residents, and small families (alongside a few thoughtless students), who lived at Georgetown had disappeared and the welfare state (Large familes of 5-9 people living in a 2 bedroom), drug dealers and sexual predaters had taken over. The loud and partying students had increased and crime rate had to have doubled. Between the murder and nasty people who the management had rented to just to fill the apartments and make the monthly commission, the once nice community became a ghetto and literal trash heap. Just to give an idea.... when we moved to the other side of Kettering, both our Renter's and Auto Insurance dropped by nearly 20% because of how the area was rated.
The manager when we left, Jennifer, blatently lied to us. She will do anything to rent to you. The 'olympic size' swimming pool and 'state of the art' fitness center should not tempt you..... the fitness center is nothing more than a 10 X 10 room, covered in dirt and filth, vomit and year old diarhea...all the equipment is old and broken. The pool is nowhere near olympic sized. So when they try to sell you with those so called features. Laugh at them. DO NOT RENT!!
