Generally, not a bad place. There are some quirks, however.
1. There aren't enough washers & dryers, so it's real easy to find yourself crowded out in the laundry room.
2. Parking is ample, but it's all over the place. I never could seem to be able to park right near my apartment.
3. Not the fault of Karric Place, but the mail is very, very slow. It isn't delivered until almost five o'clock every day.
4. I always got the feeling that the girls in charge (all women - no men) are kissy-kissy-nice-face when they talk with you, but all secretly hate their jobs.
5. Annoying lack of choices for paying rent. They will not accept cash. The only place in the world, I think, that won't accept yankee greenbacks as payment of debt. Doesn't seem like much until you just happen to run out of checks when your rent is due. It might be fun to attempt to pay your rent with cash, and after they refuse payment you can then explain that since they refused an acceptable form of payment that this debt is considered paid in full. I know this has worked in other commercial endeavors. I didn't feel like pulling this maneuver since I don't want to be evicted, or have my renter's profile screwed up.
6. No grace period on rent payment date.
7. Annoying 45 day notification required for telling them you are moving out. This is big. Even though you sign a 12 month lease, they manage to screw a lot of people out of an extra month of rent. A lot of people forget to notify until they pay their last month's rent, which is too late. The day you sign your lease, give them notice that you are moving out, if that is your plan, at the end of the lease. Sign the move out notice, and make sure they put that in your file. Ask for a copy for your own records. Who cares if you give them notice twelve months in advance, they'll always renew your lease if you so choose. I can't think of a good reason for this policy, except to screw renter's out of another month of rent.
8. Even though it looks like they have a lot of vacant apartments, they won't budge on giving current tenants a "deal" on re-upping a lease.
9. Lighting. A lot of the bulbs are blown out of the lamp posts all over the complex. This is a REAL sore spot with me. One of the main reasons I didn't renew my lease is how dark it is all over Karric Place. I know the management is constantly made aware of this, but don't seem to care.
10. This is a complaint I have of almost all landlords, and that is that they seem to always want to find a way to nickel and dime you. No grace period, quirky move out notification (45 days), etc. Tenants deserve better, not just at Karric Place.

I agree about the light posts. All three of the ones in front of my apartment are out. I the defense of the apartment, I've never lived anywhere that accepts cash. Its really for your on good that you pay with a check or money order so that you have some kind of proof in case something went wrong. For the area the rent is very good, but you are also paying for what you get.
