Poor- even with new management.

Ok lets start with the good. They at least have a gym with some sort of weights, its a nice area to run or walk in (well lit), grocery is 30 seconds away, they have a tennis court during the day, and a playground for kids. The area overall looks clean.
Now, lets get down to what they need to work on...
Our place had a foundation problem running right through the middle of the living area. if there wasn't carpet, you could put a golf ball on the ground and watch it roll to the center of the room.
Also be aware of the farm that neighbors the reserves. This farm has the roosters which will wake you up early in the morning, and the DOG THAT WILL NEVER STOP BARKING. All hours of the night it would bark. So in the summer time when you have the windows open to cool your place, you will wake up a few times out of the night to that stupid dog.
There were silver fish all over the apartment, that place was infested with them. (silverfish are gross, check them out here http://en.wikipedia.org/wiki/Silverfish ) Channingway said no no they are roaches, and sprayed for wood roaches and insisted they would be gone in a few days. Even after a few months of complaining they still never sprayed for silverfish. I even woke up with one of them in my bed one morning which was @%$#%^'ing disgusting
Parking was poor, but that was mainly due to a neighbor who owned 3 cars and only touched 1 of them.
Our fridge's inner door area, (where you hold butter, milk, all that kind of stuff) broke constantly, and stuff would fall and break on the kitchen floor. The dishwasher DID NOT WASH. No matter how many times we claimed to management it was broken, they didn't fix it. We would have to hand wash dishes and scrape every last bit of the food off or we would see it again when we pulled it out of the dishwasher. VERY poor appliances when they claimed they were brand new.
Laundry and dryer did a very good job. Never had a toilet clog. No complaints.
The hot tub always broke and no water, pool was dirty most of the time, their gym is small (although better then most), and their lights for their tennis court dont work. Me and a few friends kept asking when it would be fixed and they just kept saying "oh next week" "oh next week"
When we sent in our 45 days notice, 2 weeks before we were supposed to move- they claimed we didn't send it in. I bet we don't even get our deposit back from all their poor broken appliances...
very very poor place for the price. Seriously one of the worst years of my life.

Lets just go down the list of problems. (FYI - I would have given it ZERO stars if I had an option)
****ROACHES!
1) They are the most expensive complex in the Dayton area. I dont know why. I had nothing but problems when I lived there. The apartment interior is horrible quality. Nothing worked when I moved in.
2) When I moved in they provided me with windows that had holes in the screens, broken blinds, old dirty carpet, counter tops with some sort of glue melted all over them and a AC that did not work.
3) They charge you a monthly fee if you want new carpet put it. Not like other complexes that replace old dirty carpet at no cost.
- They also charge you for light bulb replacement. This is a free maintenance service at every other complex I have ever seen.
4) Extremely rude and lazy management. If you ever need anything dont count on a call back.
5) I was mis-quoted on my rent and was not informed of the "actual" cost until signing my lease papers.
6) Keep files on everything. The manager forgets things reg. You will need to backup and record everything.
7) The pool was shut down for half of the summer. They make it look very pretty on their web site but, it is garbage. There was always a problem with the pool / jaccuzi. There was trash and ciggarette butts everywhere. The landscaping was never upkept. The paint was peeling off of everything.
8) The gym is full of run down old equiptment.
BOTTOM LINE: They over charge for everything. I experienced nothing but worry and stress while living in this complex. You could have your own house with the price you pay here.
This was the WORST living experience I have encountered in an apartment.

Did you call the office staff with any of your problems? Why would you sign a lease that is wrong?? That makes no sense! If you thought that Channingway was so terrible and "garbage" why wouldn't you have moved to one of the "other complexes"? When you talk about the pool the community does have another pool that was open all year! Why wouldn't you have gone to that one? Again, no sense! I live at Channingway and noticed that all of the buildings were painted this year! The new management company has done alot of work to the exterior and interior of the buildings. When I moved in the management company told me that some apartments are "up graded" with newer carpet. They gave me the option of having the new carpet. Did they give you the option of the new upgraded carpet? BOTTOM LINE: IT DOESN'T MAKE SENSE THAT SOMEONE WOULD MOVE INTO A COMMUNITY THAT WAS SOOOOO TERRIBLE! OBVOUSLY SOMETHING ATTRACTED YOU TO THE COMMUNITY!

The date is now September 05, 2009. This response is to verify that Channingway DOES charge a monthly price of nearly $25 for new carpet in the apartments/townhomes. That is not a rumor.
