Don't waste your time with this one...there are plenty of good places down the road!

One recommendation for all of you: if you're going to move here, don't expect much. That way, you won't be disappointed when everything goes wrong.

I moved to Fairfield because the neighborhood seemed safe, and it was a good location for my situation at the time. After one boy was beaten to death, the front building was broken into and vandalized, and the cops came several times to police fights in other buildings, I knew it was time to leave. Before I left, however, I learned quite a bit about the complex:

yy? If you live on the bottom floor, you can hear every movement, normal or otherwise. You'll most likely be calling the main office a lot about your jerk of a neighbor upstairs who sounds like they're jack hammering or line dancing at all hours of the day. You probably won't be able to hear your television, or your phone calls.

yy? For those of you who live on the top floor, be prepared to upset the people downstairs. Any movement or noise will be heard, and you'll most likely be accused of being obnoxious or rowdy, even if you're only walking from your bedroom to your kitchen.

yy? Be prepared to load your trash into your car to drive it to a dumpster, while hoping that all the speed bumps you hit from your apartment to the trash compactor don't spill your garbage or drop your transmission.

yy? Be prepared to call maintenance several times before something is repaired. Sometimes, even after they visit, the fixtures and materials are so cheap that they simply break again. This isn't really the fault of maintenance; they show up and perform their duty to the best of their ability, but how can you permanently fix something that's made of cheap plastic, or make faulty plumbing or appliances somehow less cheaply done'

yy? Also be prepared to fix any aesthetic problems with your car before you move there. They don't tolerate any superficial damage, including rust, missing hubcaps, or a skewed bumper. Many times, they won't tell you that until after you've signed the lease, so be aware that If you don't fix these problems to their satisfaction and according to their time constraints, your car will be towed at your expense.

yy?Oh, and don't bother buying their covered parking. People will just park in your spot anyway, since in the contract you sign it states specifically that the employees of the complex are not responsible for anyone who parks in your paid space. Why buy it if you can steal it for free without any sort of repercussions' Most of my neighbors did, that's for sure.

In conclusion, Fairfield Pointe's apartments and its staff are much the same: from the outside they seem decent and nice, but on the inside you'll only be disappointed with the cheap and nasty results.
But what makes Fairfield Pointe worse than other apartments is the way they screw you over--you don't get mistreated there through the act of one irresponsible manager or staff member. It's part of their actual, contractual policy to do these things to you, and as a group these people are unapologetic about how they treat you because they're simply enforcing the contract, no matter how they twist it to apply to their logic, and no matter how many things you have in writing or otherwise.

In the most recent opinion posts, people say that tenants who hated Fairfield Pointe and post negative reviews do so because they don't want to follow rules. This is ironic to me, because Fairfield Pointe employees go out of their way to enforce these rules, but you can't expect the same kind of courtesy (politeness on the phone, responses to your written or verbal concerns, action when there are problems with the apartment) from these employees in return. The only way to get anything done is to break the rules, either by fixing things yourself, leaving your trash heaped outside the compactor because it's crammed full for days, or speaking with your neighbors directly when they park in your space, make noise, etc.

A word to the wise: If you do end up moving here, out of desperation, convenient location, or whatever, be sure to check out your Ohio tenant laws BEFORE you move in. You're going to need them.

Thank you! I am currently living at FF Pointe and the staff is SO horrible. We have been fined for things I'm not even sure are rules, treated like scum every time we interact... and the worst part is when you contact the distric office of Fath Properties they are the SAME WAY. I just wanted to thank you for your tenant laws website, we plan on utilizing it soon.
