I also feel that Casto Mgmt is really a company that I will NEVER deal with again. Their attitude is reprehensible. After living in a community for two years and never having been late with a rental payment, I was detained in Louisiana for a few days transporting troops. Upon my return and being ONE DAY late on my rent, I was confronted with a letter asking me to vacate the premesis. This also included a threat of eviction etc. etc. An absolute abomination!! No credible company treats their customers in that fashion. Not a friendly reminder, phone call or anything. Just GET OUT OF MY PROPERTY !!!! I assure you that upon expiration of my lease, that will be the end of any contact with Casto in the future.

Hey, jk? If you don't pay your rent when it's due, they are legally obligated to give you a 3 day "pay or quit" notice. They are not obligated to give you a phone call or a reminder, you're an adult and they're not your babysitters. Sorry bout the job deal, but maybe you should've dropped off the check before you left.

My friend lived here a little over a year ago and didn't have any qualms with management or anything, but I can see where jk is coming from. I have paid part of my rent a few days late before (I pay 1/2 on the first, 1/2 on the 15th), and the management company I presently have a lease with issued a 5 day pay or vacate letter crammed under my door at 5pm on the 15th. If the place you rent from (like mine) has a late rent policy, they are supposed to abide by it or the state policies, whichever is less strict. I bypassed the building management and went straight to corporate stating violation of their own contract and the fact that they were in possession of a portion of the rent, which by Illinois law at least gives the tenant the right to remain until the end of the month. If the company accepts a partial payment, they cannot issue you that pay or vacate letter, and if they have a late policy, they cannot issue that letter until the end of the "late" time frame in the policy.
However, back on topic, my rent was late once because I was in the hospital for 2 weeks, and another time because I was exercising my contractual rights to withold rent until a repair request I'd put in 3 weeks prior was addressed. They issued an apology and waived the fee for when the repairs weren't addressed, and they waived the late fee for when I was in the hospital when I showed my admission/discharge papers. They're nosey, but they did their job. The only other time it was late, I deserved it. :P
