like impredictible shower that changes every minute from warn/cold...

like no heat in the middle of winter...

do not care about garage door

do not mind live in the building that had to be renovated decades ago...

go and live in west court...

The review in April 2004 is still accurate even though ownership changed. There is NO HEAT in this place, unless you call a constant temperature of 60 degrees heat. If you call the management, they tell you no one else is complaining. Then you talk to your neighbors, and everyone is calling them. Stay away from anything owned by AIY Properties until the get it together. This is a beautiful, convenient building but the heating system probably needs $100,000 overhaul which will never happen.

The worst management one can ever have. Our apartment - West Court on lake ave, got broken into and they changed some cheap lock. Two months later my apartment got broken into. I called the emergency maintenance phone number the whole night and left at least three messages. They never got back to me that night. I had to spend one night in hotel with door open. I went to talk to the management. They blamed it on the malfunction of the locks. The ceiling is leaking when it is raining. I've been calling them at least once a month, never got any response.

OMG my ceiling is leaking also i typed up a letter telling them if all my problems where not fixed i was depositing my rent with the court! You might want to try that or call the city or even go on the website for the city of lakewood and get the tenant/landlord laws.

I also have problems with AIY. We live there because we have a dog. Its been endless - we have called to report not having heat, no response from management. We ended up heating the apt. with a space heater. When calling to request general maintenance, it normally takes a week for something routine like a sink being stopped. Management and office staff rude and often unresponsive. Our rent is ridicilous and we only tolerate spending that much because we expect someone else to deal with the maintence. Needless to say, we are saving for a house. Oh yeah, we expierence the dead body smell also. Its been a awful expierence. Just writting the check monthly is a miserable expierence.

AIY is full of S---... from millie to the office staff to the management property to the entire company, its all completley bogus! i will never, ever understand them or the reason anyone would enlist them as property managers, ever!

After living at West Court for 1 year, I can say that all of the above reviews are true. Heat in the winter is nonexistent. I called management, maintenance repeatedly between November and February and got no response. Finally, a tenant sent out a letter to the entire building stating our rights, etc. and our need to report the situation to the city. Office staff is rude and not helpful... feel as if you are "bothering" them if calling with a common question. Showers are a joke, dodging scalding hot water or bitter cold every 3 minutes. Don't do it!

I have lived at the Westcourt for 2 years, and recently bought a house in Strongsville. Although I do understand all of the concerns with no heat and maintenance issues, I feel AIY was a good property owner, and I say this because I had little problems there. What people don't realize is after owning a house how much work and money is put into that, and from the view point of a property owner and the amount of buildings they owned they were trying to be cost effective. If you want to live in a new updated building that you control your heat, then spend the money to do so. Also, you have to take into consideration that these are old buildings, almost over 100 years old, and to do updates would cost so much!!! Again I understand heat issues and maintenance issues but once you own a home, you may understand that these complaints are minute compared to the expenses of owning a home, so suck it up!!!

I lived at the Edgewater for a year and couldn't wait to get out. Don't ever rent from AIY unless you enjoy: gas leaks, no heat, your neighbors toilet leaking into your place, and continuously nagging them to fix things only to find out the repairman doesn't know how to repair ----. He told me my stove wasn't leaking gas after the gas company told me otherwise and then proceded to ask if I had a bobby pin so he could clean out the burners...IDIOT! So, don't rent from AIY unless you want to be cold, pissed off, and continually wondering if your health is at risk.

AIY is AWFUL!!! DO NOT rent from them! I have lived in West Court for 2 years and am finally happy to say that I am moving out. I didn't have hot water for nearly a year. Their maintenance staff - well basically their entire staff - is completely unresponsive. Most people hardly have heat in the winter. Taking a shower is a nightmare - you are sure to be scalded followed the next second by ice cold water. The garage door and elevator are usually broken. When you call the office, no one ever calls you back, no matter what it's about. I am convinced that my apartment could be on fire and they wouldn't return my call. As a matter of fact, there was a fire in the building a couple of weeks ago, only to find out that there is no fire alarm system in the building and no one came to alert us of the fire. Luckily I saw the firetrucks and went outside with my dog. Unfortunately I can't say enough bad things about them. They have made living in that building a complete nightmare - I despise writing a rent check to them.

I have lived in West Court for 5 years and have had two different property management companies. I understand that management can't do everything; HOWEVER, it's been a month now the garage and elevator are still broken! I think the elevator started working the other day, but it's broken AGAIN. I called to tell AIY when it happened initially and to have someone call me back, no one called me back. I had some repair work done in my apartment recently, and the maintenance people were nice; HOWEVER, when I asked to have it done the individual I talked to at the AIY office was rude and made me feel like I was out of line about having things repainted and tile replaced. I've been paying rent for five years!!!! With the garage door stuck open, our security is also at risk. AIY doesn't seem to care about the safety of their tenants. I suggested the garage door be manually opened and closed to at least look safe, but they said other tenants would complain about having to do that. My neighbors who park in the garage have told me they want the door shut. Regarding the fire, totally true what the person said above. Since our building is near the fire station, we constantly hear emergency vehicles and it is not unusual for an every day occurrence. I had no idea we even had a fire in the building until I opened my door and smelled the smoke. I also didn't know the fire trucks were parked next to the building, as my window does not face the street, until I went outside. I didn't want to go to work that day, I was afraid of leaving my dog alone. Wrap up - don't live in an AIY managed property unless you want to put your safety, sanity and pets at risk. As soon as I have enough money for a house, I'm out.

I've lived in the West Court for almost a year. The Fire Department told me that a cars transmission overheated in the garage causing a burning odor and at no point was anyone in danger. I will say that yes sometimes the elevator goes out but it's only four floors. I had no problems with the heating through out the winter. It's winter in Cleveland, buy a blanket. The shower situation is not that bad, when I first moved in it was a little back and forth but now seems to be fine. It's a great neighbor hood. I love this building, it's super quiet and I can not complain....

i wish more than anything i had found this site before moving in with AIY!! I just moved out of the west court where i lived in their "penthouse" with my roommate. Dont get me wrong the view was amazing, the apartment was gorgeous but at the end of that day when i was in bed freezing, or couldn't take a decent shower, or had a broken fridge they refused to fix (ie. no food) it no longer mattered how nice the apartment looked. Oh and forget about the elevator! It might as well not exist. that thing is a death trap when it is working which is about 10% of the time. and they towed my car 2x when i had the hanger in my window completely visable and told me it wasnt their fault bc the towing was out-sourced and they didnt do anything for me. That was a couple hundred bucks down the drain. They are such jerks when you need anything done to the apartment!!! it is rediculous!! I've lived with over 5 different leasing companies now through moving and college ect. and this company is by far the most awful i have ever seen!!!!

I hAVE LIVED IN AIY PROPORTIES, WHICH WAS NOT BEEN THEIRS WHEN I MOVED THERE IN 2000,OF AUG. BACK THEN IT WAS MANAGED,BY THEM THEN.THEN IT WAS NOT BAD LIKE IT IS KNOW,THE BUILDING IS FALLING APART. NONE OF US NEW WHO REALLY OWNED IT. MY WALLS LEAK EVERYTIME IT RAINED,ARE CARPETS IN OR APARTMENTS,AND HALLWAYS WHERE NEVER CLEANED WHEN WE ASK THEM TO CLEAN THEM. THE HALLWAYS STAYED DIRTY. THE PAINT INSIDE AND OUT WAS PEELING BAD THERE WAS MODE IN MY PLACE,I WAS TOLD TO CLEAN IT MYSELF. MY HEALTH IS BAD I WALK WITH A CANE, I WAS ALWAYS IN THE HOSPITAL,AND,WASN'T ALWAYS ALERT ABOUT WHAT WAS GOING ON.THEY NEVER CAME TO FIX ANYTHING,WHENWE ASK MOST OF THE TIME.THE ENTRY DOORS STAYED BROKE UNTIL THEY WANTED TO COME AND FIX THEM.MY WINDOWS HAD STADNDING WATER, IN THE WINDOW SEAL,WHEN IT RAINED,HOLES IN THE SCREENS.I HAVE NEVER SEEN A PLACE KEPTED UP SO BAD,IN MY LIFE I FEEL SORRY FOR ANYONE WHO IS CAUGHT UP IN ONE OF THESE APARTMENTS. PLUS THERE ARE BATS IN THE ROOF THAT FLY OUT AND HAS GOTTEN IN THE HALLWAYS AND IN PEOLPES HOMES. GOOD LUCK WHOEVER IS LFT IN THE WORST PLACE I HAVE SEEN YET.

AIY bought my building from another company (whom I liked) and am so not impressed with them. Decided to pour a new driveway - did NOT inform any of us that they were doing it. Now we can't park in the garage and have to deal with parking on Edgewater, which is a nightmare! Been 2 months since they've owned the building, no one has come out to vacuum, clean windows, laundry rooms etc... Horrible property management company. Unfortunately they bought like 6 more buildings in Lakewood. Do NOT move in any of their properties. I will be moving when my lease is up - next year. :(

I moved in to Marview before I signed the lease they promised to replace stove and Refrigerator, of course they never did. 6 months later the stove blew up, I mean a explosion with flames and it blew a hole in a pot, I am so lucky I was not standing in front of the stove at the time, I walked away for 2 seconds to get bread, the worst part I was trapped, couldn't get to a extinguisher, I used flour. It was a electric stove. The worst part the stove is still there. They are trying to blame me for there neglect. I could be struting 3rd degree burns right now! Do not RENT from these people! #A4 Marview!

AIY PROPERTIES IS BY FAR THE WORST MANAGEMENT COMPANY ANYONE CAN EVER RENT FROM. A BUNCH OF UNPROFESSIONAL,WIMPY,LAZY YPOUNG PUNKS...NOT ONE OF THEM HAVE ANY EDUCATED KNOWLEDGE ON HOW TO OPERATE OR MAINTAIN PROPERTIES,THEY NEVER INVEST INTO THE UNITS,LANDSCAPING NOR SECURITY. WEST 116TH STREET IS A HELL HOLE BUILDING NEVER RENT OR EVEN REFER ANYONE TO THIS PLACE ITS A SHACK IN AND OUTWARDLY. WAIT UNTIL YOU SEE THE RIFF RAFF IN FRONT OF THE BUILDING. THE RAGGEDY BROWN DOOR AND GARAGES ALONE WILL HAVE YOU RUNNING...AIY SUCKS!!!!!

AIY Properties also owns Emerick Manor in Warrensville Heights, Candace, the office manager told us we had to go on a "waiting list" if we were to have any hopes of getting a 3 bedroom apartment 6 months later. But, "not to worry" she said the $300.00 check would not be negotiated until an apartment became available and if we chnaged our minds it would be refunded. Well, 6 weeks later the check was negotiated anyway. When she was contacted she said "another department" handled that and the check could be sent in "anytime". Numerous phones calls to her have presented with a different story from her each time. Dominc Audino is no better, he said the Premises Hold document is worded the way it is so by lawyers so that it would be difficult for people to get their money back. We'll see them in court! Stay away from these crooks. Best part is I am glad I did not ACTUALLY MOVE IN!!!!

AIY's keys to success: never call anyone back, have incompetent ----- answer the phone, don't answer the phone, lie, make sure you contact people if you think they owe you $, keep $ that was overpaid by tenant, don't spend any $ cleaning or maintaining apartments when asked. Do I need to say more?

Ive had little troubles here and there since I moved in oh Holmden, the heat thing like people have said, the not returning my calls....I been here almost 3 years with NO BUGS OR MICE now I have both, I try not to complain because since my job slowed down they have accepted my rent late with late fee, but the other day I came home to a notice to leave premisses....what the hell? I called and let them know a week ago that I was coming in late, now all of a sudden this? I have been calling all morning and no answer, what do I do now? Still and yet no proper heat, still and yet got 2 mice in the kitchen, still yet I got bugs I cant get rid of and I NEVER complained! And at the same time since I have no where to go and NO FAMILY here in Ohio Im STILL hopeing they take this money order! Someone PLEASE TELL ME WHAT @ DO!

They cant just throw you out on the street. It takes months and a court order to force someone out. Everyone falls on hard times for one reason or another. Don't sweat it, pay them when you can. I just signed a lease to move into West Court, Is girlfriend gonna leave me? ha!

I have lived in the Edgewater for nearly three years, primarily because I have a dog and moving is awful. I have hated every moment of living in an AIY building. Absolutely the worst landlord I've ever had. The heat is ridiculous, and when I called to complain about a week's worth of 53 degree temps in my apt they told me they weren't "legally required" to turn on the heat, and that no one else was complaining. The next day I walked into a meeting of 5 other tenants in my building complaining. My ceiling caved in after I called them for months about leakage, and I have never taken a shower with a consistent temperature. After being locked out they told me they would charge me $35 to walk across the street and let me in. Parking lot snow removal is nonexistent, and the windows are so old they let out any heat the radiators might give off. This is an awful company, who will tell you your apartment is "vintage," and really just mean they're too lazy to fix or update anything. Rent with someone, anyone else. You will get a ridicuously rude response if you get a response at all.

Although I agree with most of the tenants responses, you do need to understand you live in an apartment, AND AIY doesn't own every property in their portfolio, they MANAGE properties as well, so don't get your panties all in a bunch. A lot of the OWNERS are cheap, and won't give the MANAGEMENT company money to make these repairs, so of course they get the brunt of the deal. Try owning a house, and then look back at your review. AIY IS NOT a horrible company, but a newer company, and things cost money, and when you have idiot tenants that don't pay their rent, how are they expected to fix thing. When you have idiot neighbors that let their ghetto friends into the building, then you need to blame your neighbor, and NOT the owner or manager. THEY are NOT babysitters, you are all adults, so if your unhappy, look up your tenant rights and don't go by hear say from what someone else told you. I believe AIY Properties goes by the rules whether you like it or not. You don't like it don't live in Lakewood. Your expecting an updated apartment at a low cost. Seriously Think about how old these buildings are and how much it would cost to do that. STOP being an idiot, and use some common sense!!!
