We moved to Miamisburg by the Mall in 2000. At that time the privacy fence was badly in need of repair, but the overall feel of the community was good. Maintenance was minimal. Our front door was in bad need of repainting, so my husband (a home improvement contractor), repainted the door, installed a new thermostat and changed the vent filter regularly. This helped tremendously.
New owners purchased the complex and did some asthetic improvements such as new privacy fencing, installed a fitness center and updated the community house. That was it! They no longer picked up trash around the complex on a daily basis. They didn't mow behind the buildings that were at the end of the complex nor did maintenance ever fix anything broken. We counted over 30 snakes in our privacy area the summer of 2003 due to the area behind our privacy fence growing up. They no longer had people remove old cars that no longer ran nor did they have renters move boats, RV's and other vehicles that were taking up valuable parking spaces. Living near the rear of the complex parking was very tight and often renters had no choice but to park on the grass in order to park their vehicle within 100 yards of their home.
Once the new owners took possession, I think background checks went out the window. During our last year there we witnessed drug deals in the parking lot, had problems with neighbors blaring their stereo at all hours of the day and night and tailgate parties in the wee hours of the morning. Children would leave their toys in the parking lot and on the sidewalk. It got to the point we were afraid to get out of our car when we came home late at night. After the second drug raid within a year's time, we had enough and moved out!
If you are looking for a nice place to raise your kids or have a nice quiet place to live, this isn't it especially if you live to the rear of the complex where you are totally neglected!!!!
