A Bit Pricey, Some Serious Problems

Situated in an enclave by noisy I-480, The Enclave at Kennedy Ridge is a unique townhome community. I have lived here in a 2 bedroom Townhouse for a few months and have enjoyed it for the most part. Rent is a little steep- starting at $850 for 1 Bedroom- going up to $1450 for a three bedroom. Utilities are also steep... expect to pay AT LEAST $75-125 a month for water and sewer no matter what management tells you. During winter, it costs around $120 per month for gas. Electric bills range from $25-75. Cable outlets are available, but the cable company (Adelphia) may have to make alterations in your apartment or townhouse because the cable outlets aren't in very convenient locations.
This community has gone through four leasing agents and the Enclave has not even been here for 8 months! The current agent is friendly and knowledgeable and is always willing to help. The grounds are somewhat well-kept. We had a blizzard in December and many residents were STUCK at the enclave for a week! No plowing or salting was done. That has all changed- the second snow is on the ground, the street is plowed. However, they don't salt or do drives as much as they should.
The owner of this complex, NRP Group, is a HORRIBLE company that never takes care of things correctly or communicates well. The buildings experienced flooding due to poor/cheap construction in January. From what I've heard, many of the affected residents had many damaged personal items and nothing was done to compensate- it took NRP Group 2 Months to finally abade the situation and fix the floods.
**Get renters insurance if you move here**

This post/review was NOT meant to come off as being all negative- The Enclave is a great place with truly luxurious suites. If you're willing to pay the prices and deal with the headaches of new construction, check it out! From the looks of it, there are still a few suites available.

( ) Luxurious, clean, nice floor layouts, FRIENDLY leasing staff, curbside trash pick-up Wednesday mornings, freedom, NEW appliances- black!
(-) No guest parking on-site, new construction= headaches!, pricey rent AND utilities, noisy area, hard to maintain a consistant comfortable temperature in all rooms, SMALL hot water tanks, somewhat hard to locate for guests not familiar with the area, little to no extra storage, small garage, no pool, no recreation center, CHEAP paint, somewhat cheap construction, no washer and dryer are included but the hookups are there.

As a past employee, whom left on not so good terms, I must disagree, I have been with numerous management companys, NRP has it's act together, A liitle on the micro-management side and indecisive about decisions, but over all their property's are TOP NOTCH! Get a life!

It is apparent that you have not rented at the Enclave. I am also a resident that lives in one of the one bedrooms and feel that everything that this review states is valid. There is not one point that I disagree with them on. I think that it is a fare evaluation of what could be a great place to live. Someday they will realize that but I know that I will not be a resident then. If you do consider living there make sure you get insurance. NRP does nothing to assist its tenants when they loose valuables due to poor construction. I have had two rooms of furniture ruined this past winter and "BOB" has not fixed the problem, I think that 13 months of indoor rain is a bit of a problem. Again, great place, very noisy, expensive and worth moving out of!

I think you're both right. If you want to live in a brand new apartment, buck up and deal with all the issues of living in new construction.

Also, anyone who lives in an apartment would be crazy to not have renters insurance. The owners insure the apartment but never, ever the contents.
