I Hated Royal Oaks!! I froze all winter because our furnace didn't work and they pretty much told us nothing was wrong with it so get over it. I had a gas bill of almost two hundred dollars a month, but couldn't even feel warm heat come out of my vents, even if you put your hand all the way up to it. There is dog poop everywhere and it smells like dog urine really bad. I could imagine living on the ground level in the summer and having to smell that. The only posistive thing about the place is their pool. They do have a nice pool.
