I would like to point out when writing this that I am college educated and well versed in insurance law and renters rights. My experience with HH is not a great one. My main problem is with the "handyman" who is sent to fix things. Several times throughout my year with HH my roommates and I had to call several times to fix the same problems over and over(and when I say problems, I mean that there were major problems, including but not limited to the a/c unit, ice damning, and water leakage in multiple parts of the home). Everytime they managed to belittle us in some way and make us feel like it was our fault. The problem was that they were not fixing it correctly the first time - they are all about a quick fix. Everytime I attempted to point this out they gave me an attitude and tried to dumb down their answers, which I felt added more fuel to my fire.
I would also like to point out that they are taking advantage of their renters, based on the lease that is provided. As an owner, if something happens to a home outside of the renters control(ie: a break in) it is NOT the fault of the renter and it is NOT the responsibility of the renter to pay for the damages to the home. That is what Landlord's insurance is for. I think that it is time for HH to step up and take responsibilities for their actions, and not assume that because the rent is cheap that the people renting are uneducated fools.
The best part is when it is time to sign a new lease they let you know that they will be raising the rent approx 5% and they hope you will stay...haha...my advice...when the lease is up get out as fast as you can!

I live at HH and have found the Maintenance and Management to be superior to any other place I have lived. Renters Insurance is to protect the tenant's financally, If you rent an apartment you take full financial responsiblity to return the unit at end of lease undamaged. If damage occurs while you are in a lease your renters insurance covers it. ( ie break in) you have occupancy, thus responsiblity. We are talking about $125 permium that will save you thousands possibly. If landlords were responsible for people who are mad at you that break window or break in, they couldn't afford to stay in business. If a Fire or Flood is deemed to be NOT a result of a tenants liablity it is paid for by the complex. However your personal items will need to be covered by your own renters insurance. This is standard practice. Not the apartment manager or owner trying to pull one over on you, to the contrary they are doing their job to point out you should have it to save you head aches later.

The above response is coming from the manager. She's a very sneaky person. She also is a liar.

It's funny that the above "anonymous" person assumes that all break ins are done by people that the renter knows...just one more way that HH does a great job at categorizing the "type" of people that they rent to. The story is plain and simple...they are to lazy and cheap to hire real maintenance people or use their own landlords insurance. If the above person had actually read the original post, it was talking about the damages done to the outside of the building, not about the personal contents inside, as that would be what was stolen...this is standard practice that renters insurance covers those items...what this person does not seem to realize is that the outside of the building(ie. the damages) is not owned by the renter and therefore is not the responsibility of the renter, and is NOT covered by renters insurance. It is covered by the landlord and their policy, unless of course the landlord opted for the cheaper policy which typically does not cover theft or vandalism without an extra endorsement added on...this I have no doubt in my mind is what HH has and would rather trick its tenants into believing its their fault when a break in happens.
