My husband and I have lived at Fieldstone since Summer of 2007. The only reason we resigned a lease for 18 mos is because my husband was deployed. Since we have lived here we have had numerous maintenance requests lost or excuses on why something cannot be fixed.
1. The insulation is awful from both utility bill and sound level area. It is pretty bad when one can hear the neighbor from our bedroom doing their busy when using the restroom in their bedroom. This past winter, I put up plastic on all windows by sticking it to the actual wall all the way around because the amount of air that comes thru causes the plastic to come loose. Then I put insulated curtains up for all windows including the french patio doors.
2. A new roof was put on all buildings in summer of '07, and we still are dealing with leaks in our garage. They will not fix the problem, but paint over the water stains.
3. Last spring, ('08) we had approximately 6 baby birds stuck in our chimney. It took them a month to come out and take a look to find out what the scrapping noise was. Then it took them another 2 months to remove the birds, which were dead. We called multiple times and kept getting excuses. We threatening to call the Health Department and then they came out immediately.
4. A new floor was installed last fall, and they still need to come out to fix the large piece that is bubbling up.
5. The bay windows are lop sided from settling, and they will not do anything. The windows are extremely hard to open, the screens allow all insects in due to huge gaps from not fitting correctly and the air that just flows thru when they are supposedly closed. Now, we am threatening Escro..have to wait and see.
6. I do not have a problem with neighbors that have dogs; however, I have a problem when they do not clean up after them or keep them on leashes (which both are stated in the lease as to be followed). I have 2 neighbors that do not clean up after their dog, and one of those let their dog run free. The dog came after my children, playing in the yard next to our patio, and then it came after my friend standing on my front porch talking on her cell. The neighbor just laughs and then the complex will not do anything.
7. The 1/2 bath sink leaks and has caused the tile and plastic wall trim to rot. This has been an issue since we moved in.

I can go on and on, but you can get the idea of what Fieldstone Trace is like living in. Oh, they are allowing lots of college students move in, which is causing weekend loud parties and fights. The police have become a regular in our complex.
