You have been there for a while. It seemed, to me anyway, that in the beginning the management goes out of their way to make you feel welcomed and respond to your inquiries for maintenance requests right away! And I will say that my unit is located in a very nice part of the complex. It felt like home at first, as there weren't many things that needed to be fixed. Upon entering the lease, I noticed, almost right away, the shoddy paint work. They spot-painted more than they did a fresh coat of paint, because you could clearly see knicks and parts of the wall that clearly should have been painted instead of brushed over. I could smell the carpet clearner, so it gave me the indication that they cleaned the carpet, until I discovered that they only did the "visible to the eye" areas and didn't go all the way to the baseboards (not to mention, the baseboards were filthy!). It seemed that whomever lived there before me, had moved out quite a long while before I moved in because there were dust bunnies EVERYWHERE (in the corners, on the ceilings, in the bathrooms, closets)... unless they were just dirty people who never dusted, now that could have been the case!
I will agree with most, that there is nothing really "luxury" about these townhomes other than its located in a prime area of Worthington... one of the nicest areas of Columbus... and I think they rent based on the name "Polaris", since this has now become the trendy area of town. The walls are paper-thin, so thin you can hear when your neihbors pee! At first it seemed they kept up the landscaping and lawncare as well.. in the 1st year I moved in(2008)... but now, the landscaping is just HORRIBLE! Dandilions are everywhere, the grass is high, trees aren't pruned, and they only mulched the front of the complex, only enough to attract potential renters. Its just a really shoddy job at upkeep. In the business of real estate and property management, you not only need to impress your future renters, but you need to also learn to KEEP your current tenants happy. Yes, we know we don't own our units... but why do we have to mulch our own yards, throw down grass seed, prune our own bushes and plant our own flowers to make our community look nice' With all that work, we should get some $$ off of rent with the investment we're making at an attempt to make our apartments "feel" like home... ya know'
If I would have known this before going in, I would have probably moved somewhere else and spent the money at Park Ridge or the other properties within a 4 mile radius with similar units with nicer community upkeep. But then again, as other posters have said, management doesn't bother you & hassle you ifyour rent is 2 days late & eventually they get around to fixing things. For the $$, at this point, you get a lot more than you pay for and I'm sure if the economy was better, they'd probably care more about the property, but as a business man, we're all in it for the money as long as people are willing to pay the rent.
At the end of the day... the apartment might look like it literally is abandoned... until you see one of the proud residents out walking their dogs! This seems to be the only unkempt apartment complex on Worthington Galena.... but ... you get what you pay for.
